A small suburb just outside Five Points
Berkley Hills offers proximity to Athens' coveted Five Points community without the Five Points housing prices. And according to local Realtor Gena Knox, if its residents listen closely, they can still hear the rumbles from Sanford Stadium. "During football games, you can hear the band playing, and you can hear the crowd cheering," Knox says. "People down south are very passionate about football, and you can hear it." She sells homes with Ansley Real Estate and Christie's International Real Estate and has lived in Athens for 20 years. Buyers here get more house for their money. "This area sits right on the edge of Five Points, which has the highest price per square foot in Athens," Knox says. "Here, you get the amenities of Five Points at a fraction of the price."

Three subdivisions make up Berkley Hills
Split-level and ranch-style homes from the 1960s and early '70s make up most of Berkley Hills proper. They measure 1,500 to 2,500 square feet and range in value from $250,000 to $350,000. In the neighboring Glenview subdivision, construction was divided into two phases. Phase one homes were built around 2020, costing between $550,000 and $700,000. Phase two housing development is ongoing. Houses in the Glenview subdivision have Lowcountry and Southern Gothic influences, with wrap-around porches, vaulted ceilings and gabled roofs. They measure 2,000 to 4,000 square feet. A few homes in Glenview measure over 4,000 square feet and cost over $900,000. The Townhomes at River Club is a gated subcommunity for renters only, home to many University of Georgia students. Townhomes offer three to four bedrooms, and each room is individually leased.
