Carrs Hill features a mix of condominiums and multi-family and single-family homes. Many of the single- and multi-family homes date back to the 1930s. “This whole area was originally developed as a mill town,” Brown says. “A lot of the original homes were cottages that investors have purchased and renovated over the years.” They typically sell for $200,000 to $450,000. According to Brown, Carrs Hill is mainly home to UGA students and young professionals. Many students live in Stadium Village, a gated condominium development along Little Street. These condos typically feature two bedrooms, selling between $190,000 and $240,000. “Over the years, I’ve sold tons of units to parents looking for a place for their children going to school.” The Flats at Carrs Hill is another off-campus housing site. This development features apartments with one to three bedrooms and a resort-style pool and outdoor lounge area.Navigating the trails at Dudley Park
Dudley Park, located across Oak Street, is the nearest spot to access the North Oconee River. With a Georgia Department of Natural Resources fishing license, local anglers cast a line from unmarked, woodsy riverbanks. If they’re not fishing on the Oconee, locals like to enjoy the river by canoe, kayak or inner tube. Paved trails wind through Dudley Park's 32 acres east of the river. The Firefly Trail and the North Oconee Greenway intersect there. “Dudley Park is certainly a nice little place that people enjoy,” Brown says. “People use the Greenway to walk, run and exercise.” Walker Park is about 2 miles north, with more trails and a few sports fields.Schools
The Clarke County School District scores an overall B on Niche and serves over 12,000 students. Gaines Elementary receives a C on Niche, and Hilsman Middle School has a B-minus. Niche gives Cedar Shoals High School a B and ranks it among the top 10 best overall high schools in Athens. The high school features several student organizations, like the Chicken Wing Theater, the school’s drama club. Many residents walk to get around. “There’s a lot of pedestrian traffic in this area,” Brown says. The community is just over a mile from the heart of the UGA campus and downtown Athens. The area is bounded by Highway 78 and the Inner Loop 10, so drivers can easily access the city’s major routes. The University of Georgia Health Center is about 2 miles away. Atlanta is about 72 miles southwest of Carrs Hill, and the Hartsfield Jackson Atlanta International Airport is about 75 miles away.Tailgating and brunch at Mama's Boy
Several restaurants are within two miles of Carrs Hill, and a local favorite is located just across Oak Street. “Mama’s Boy is very sought-after for brunch,” Brown says. The retro diner has served the greater Athens region for nearly two decades and is known for its buttermilk biscuits and Georgia peach French toast. The restaurant also has several options for lunch, including salads, burgers and pulled pork sandwiches. Football fans enjoy tailgating across the street from the diner. “Tailgate Station is right by Mama’s Boy,” Brown says. “People can buy a piece of property where they can tailgate before the game.” The gated area features a pavilion that hosts a caterer and musical guests on game days. Plus, a shuttle service takes tailgaters to Sanford Stadium when it’s game time. Spots like Blind Pig Tavern and South Kitchen and Bar are among the dozens of bars and restaurants in downtown Athens, about 2 miles away. Dollar General and Target are over a mile away.
