A sought-after community in Oconee County
Crystal Hills is the community that both potential buyers and nonresidents explore – if not for its stately mansions, then for its tree-tunneled streets and undulating hills. "People drive through the area just to look at the homes," says broker associate Michelle Farmer of Athens Real Estate Associates, who currently resides in Crystal Hills. "Even friends of mine used to come over here just to drive. Trees cover the roads, making it feel very South Georgia." Residents enjoy the privacy of owning a couple of acres but still get a sense of community at annual parties. "We do a neighborhood-wide, get-to-know-each-other party every year," Farmer says, "and everyone is neighborly. Even though we don't see each other all the time, there's always a hand wave when you pass by." There's no HOA, so a different community member hosts the party each year. Crystal Hills is an Oconee County community with an Athens Address, so it's zoned for some of Georgia's highest-rated schools on Niche while still close to the city.

Custom homes with over 5,000 square feet
Each home in Crystal Hills was custom-built in the 1980s, '90s or early 2000s. "Every house is just so different," Farmer says. "You'll see a traditional home with columns next to a Victorian next to a Mediterranean-style home." Most houses measure over 5,000 square feet with at least four bedrooms. And they sit on large, woodsy lots. "These are more estate-style lots," says Gena Knox, local Realtor with Ansley Real Estate and Christie's International Real Estate. "Residents could have anywhere between two and 10 acres." Some lots back one of the community's lakes and feature docks where owners keep their boats. Many residents also have tennis courts, in-ground pools and four-car garages. Most homes are surrounded by trees and sit far from the road. They typically sell for $1 million to $4 million. No land is available, but some residents subdivide their lots, which could sell for $300,000 to $400,000.

Families choose from high-rated Oconee County Schools or Athens Academy
Crystal Hills is zoned for Oconee County Schools, which Niche ranks the second-best school district in Georgia and gives an overall A-plus. Niche ranks Oconee County Elementary School in the top 10 best public elementary schools in the state, scoring the school with an overall A. Oconee County Middle School and Oconee County High School earn overall As on Niche. The high school features several student clubs, from robotics and mock trial to show choir and chess club. Athens Academy is an independent private school for kindergarten through 12th-grade students. The private school earns an overall A-plus on Niche, which ranks the school in the top 10 best private schools in Georgia. The private school is across the street from the main entrance to Crystal Hills.
Athens Academy is a highly rated private school found just outside Athens.
Oconee County Middle School is a top rated school in the state.
Oconee County High School is one of the top rated schools in the district.
Oconee County Elementary is home to students from all around the county.

A day under the sun at Memorial Park
Nature, recreation and family fun convene 4 miles away in Memorial Park. Across its 72 acres are walking trails, sports facilities and picnic areas that stay busy throughout the year. It's home to the Birchmore Trail, which winds through 1.25 miles of uphill climbs, creek crossings and a hardwood ravine. The trail is popular for hiking and casual strolls, but bikes aren't allowed. The park also features Quinn Hall, a performance center home to Athens Creative Theatre. The performance center hosts musicals and dramas. Bear Hollow Zoo features several exhibits with non-releasable wildlife. There are black bears, American alligators, red foxes and more.

Breakfast at Mama's Boy and shopping in Watkinsville
The Falls is located about 2 miles outside Crystal Hills. "It's a small commercial development with a salon, a home decorating store and a restaurant," Farmer says. Mama's Boy is a retro diner in The Falls known for its breakfast. Some signature plates include the truck stop benedict and the Georgia peach French toast. They also serve sandwiches and burgers for lunch. Molly's Coffee Company, located across the street from The Falls, has drip coffee, cold brew and classic espresso drinks. Plus, the coffee shop has fresh pastries every morning. Many residents head to Watkinsville to grab groceries. Butler's Crossing is about 4 miles away and features a Publix, Goodwill and a few restaurants.
Expect to wait in line at the very popular Mama's Boy in Crystal Hills.
Several big box shopping options are available to the residents of Crystal Hills.

Heading into Athens
Crystal Hills is a car-dependent community along Macon Highway. It's about 2 miles from the Inner Loop 10 and 7 miles from the University of Georgia and downtown Athens. The community is 73 miles northeast of Atlanta and 76 miles from Hartsfield-Jackson Atlanta International Airport. St. Mary's Hospital is 6 miles away.
