A quiet suburb along the Timothy Road Corridor

Kingswood's position along The Loop suggests the area is noisy, but its towering pines and oaks provide a natural sound barrier. That's why residents live here. It's not as busy as the communities close to the University of Georgia, but it still features major retailers. The river adds another degree of separation from downtown. "The Middle Oconee River separates this area from downtown Athens and UGA," says broker associate Michelle Farmer of Keller Williams Greater Athens. She's lived in Athens since 1996. "So, it's less busy and moves at a slower pace." Families walk with their kids to school, residents spend time outside walking dogs and cyclists get in their exercise, pedaling the tree-lined streets. Homes with large floor plans and proximity to Athens Academy, one of Georgia's regarded private schools, attract buyers with kids. Busy commercial centers with big box stores sit just outside the quiet suburbs.

Established homes from the 1960s

Many homes in Kingswood date back to the 1960s, and housing styles vary. "The style is all over the place," Farmer says. "You'll find brick, ranch-style homes, mid-century modern houses and colonials." There are also a few split-level homes. Many homes measure at least 2,000 square feet for prices between $400,000 and $550,000. There are a few homes along Winterberry and Tawnyberry Drive that measure below 2,000 square feet for prices between $300,000 and $350,000. New construction on Westpark Drive includes contemporary colonials priced between $500,000 and $600,000. Lots in Kingswood tend to size between a half and full acre. They're covered with oaks and pines that tower above most homes. There are no sidewalks, and most streets don't have central lines, but residents still walk and ride their bikes.

Hikes at Ben Burton and fishing in the Middle Oconee

Ben Burton Park is one of the nearest public parks, about 3 miles away. It's a 32-acre preserve with a 1.4-mile, undeveloped trail where visitors walk their leashed dogs and bring their bikes. Tall trees heavily shade the trail. There are 14 picnic tables with a grill where locals bring burgers and hot dogs. The preserve also provides several access points to the Middle Oconee River, popular for kayaking, canoeing and tubing. Plus, anglers enjoy fishing from the banks. Residents can purchase a membership at the Jennings Mill Country Club, located about 3 miles away from Kingswood. Members enjoy tennis, golf and swimming at the Jennings Mill Pool.

Athens Academy is one of the highest-rated schools in the state

The Clarke County School District scores an overall B on Niche and serves nearly 12,500 students. Timothy Road Elementary School, located just outside the community, receives a B on Niche, and Clarke Middle School has a B-minus. Clarke Central High School features a Freshman Academy, which helps incoming freshmen transition to high school through academic and emotional support. Niche gives the high school an A-minus. Athens Academy is an independent private school for kindergarten through 12th-grade students located about 5 miles away. Niche ranks The Academy as the ninth-best private K-12 school in Georgia, giving the school an overall A-plus.

Taking The Loop around Athens

Kingswood is a car-dependent community along Inner Loop 10. According to Farmer, drivers can get around The Loop in about 15 to 20 minutes. The neighborhood is about 6 miles from the University of Georgia and about 8 miles from downtown Athens. It's also about 65 miles east of Atlanta and 68 miles northeast of Hartsfield-Jackson Atlanta International Airport. St. Mary's Hospital is about 4 miles east.

Discounted movies at University 16 Cinemas

Several retail stores are off the Oconee Connector in Epps Bridge Centre. Some stores include Banana Republic, Marshall's, Old Navy and Dick's Sporting Goods. There are also a couple of spots for lunch, like Poke Bar and Taqueria Tsunami. At the heart of the shopping center is University 16 Cinemas, which offers discounted rates on Tuesdays. Across the shopping center is a Costco Wholesale and Hobby Lobby. More shopping and dining options are available along Epps Bridge Parkway. Grocery options include Walmart Supercenter and Kroger. A favorite local spot for breakfast is The Flying Biscuit Café, which has chicken and waffles, biscuits and gravy and honey butter chicken.
