A growing community popular with UGA students
More than 40,000 students attend the University of Georgia, and there's only space on campus for just over 9,000 of them. Because of this, many students live off campus in neighborhoods across Athens, including North Avenue. Just over a mile from campus and downtown, North Avenue is quickly becoming a popular destination for young professionals, too. "North Avenue is changing," says local Realtor Marcelo Buril of Greater Athens Properties. Buril has lived in Athens for 25 years. "UGA is growing so much that it started spilling over. Right on the edge of town, they built a couple of apartment complexes, which became like a UGA dormitory." North Avenue's proximity to UGA and access to public transportation makes it easy to reach class on time. As more students head to North Avenue, investors increasingly buy and remodel homes. "Many people invest in these homes and rent them out to students," Buril says. "Students occupy a lot of the single-family homes. Many parents buy a home for a couple of years for their kids and then sell."

Trips to downtown Athens
North Avenue doesn't have a lot of commercial development – it's primarily residential. A few supermarkets and grocery stores are close to most homes, like Piggly Wiggly and El Camino Real Supermarket. There is also a CVS Pharmacy and Family Dollar. Most restaurants and bars are in downtown Athens. The vibrant city center is home to 100 restaurants and bars. "I love walking downtown with my friends," says Rin Gunn, concierge and tour guide with Historic Athens Welcome Center. "There's live music pretty much everywhere all the time." Creature Comforts is a rustic brewery known for beer, live music and local events. "On Wednesdays, the Athens Farmers Market does a smaller version of the market at Creature Comforts," says local Realtor Gena Knox of Ansley Real Estate and Christie's International Real Estate. "People go get beer, walk the market, hang out and listen to live music. I go to the Wednesday market all the time, especially during tomato season!" The Georgia Theater, a historic Athens landmark, has concerts and a rooftop bar, and the 40 Watt Club has welcomed the likes of Snoop Dogg and the B-52s. Last Resort Grill, Taco Mama and The Globe are a few spots for dinner and drinks.

Days at Walker Park and walks on the Greenway
Virginia Callaway-Cofer Walker Park is located just outside North Avenue and is one of the nearest outdoor spaces. Teams across Northeast Georgia use the park's two lighted football and soccer fields, a baseball practice field and an outdoor fitness zone. Rugby, softball and ultimate frisbee teams frequently play. Plus, there's an ADA-accessible playground and a splash pad for the kids. The park is also home to several woodsy trails where locals enjoy mountain biking. The trails meander through the park's 113 acres. The North Oconee River Greenway is accessible off Dr. Martin Luther King Jr. Parkway. It connects North Avenue with several Athens neighborhoods, like Chicopee-Dudley and Carrs Hill. It also heads toward the Sandy Creek Nature Center about 2 miles north.

Condos and various single and multi-family homes are available
"North Avenue is heavily student populated," says Michelle Farmer, broker associate with Athens Real Estate Associates. She's lived in the city for nearly three decades. "This area had a lot of multi-family homes, so that's where the investors went." The community also has several single-family homes that vary in style. There are mid-century modern homes on Cannon Drive, ranch-style houses on Ruth Street and contemporary bungalows and American foursquares on Jonas Avenue. These homes typically list between $200,000 and $450,000. The Lodge of Athens, Archer Apartments and Stonecrest Apartments are popular with students. Condos and apartments sell between $150,000 and $300,000.

Game day in Athens and cheers from Sanford Stadium
Football is widely celebrated in Athens, especially after the UGA Bulldogs snagged two consecutive national championship wins in 2021 and 2022. During football season, the whole city celebrates – and on game day, the energy shifts. The cheers pour out from the 93,000 seats at Sanford Stadium and down the streets, heard by most nearby communities. "It's huge here," Knox says. "Of course, campus is just a sea of red, there's a ton of traffic and people are out eating at restaurants. It's so fun; there's little pockets of entertainment everywhere." Locals tend to avoid driving on game day because it's so busy. Plus, many people come from out of town to see a game. "People from all over will be like, 'I just want to go to a Georgia game,' so they will come and rent an Airbnb."
North Avenue is located just to the north of downtoan Athens.

Clarke County School celebrate the UGA Bulldogs
The Clarke County School District scores an overall B on Niche and serves over 12,300 students. Howard B. Stroud Elementary School, located in the heart of the community, scores a C-plus on Niche. W.R. Coile Middle School has a C on Niche, and Cedar Shoals High School scores a B. Cedar Shores High has a robust athletics department. Options include football in the fall, swimming in the winter and tennis or golf in the spring. All Clarke County Schools showcase Bulldog pride when the UGA football team has a home game. "The day before the game, in all of the surrounding schools, it's Bulldog Day," Farmer says. "The kids all wear red and black, and we even wear red and black to work. It's a whole ceremony that the whole city goes through."

Cedar Shoals High School is home to over 1500 students from the surrounding community.
Coile Middle School is a rich and diverse place for students to learn.

Heading to campus
ACC Transit operates buses that shuttle across North Avenue, but UGA also offers bus services that take students across Athens. The Georgia State Route 10 Loop borders North Avenue and wraps the entire city. The community is also near Highway 29, which leads northeast toward Danielsville. Piedmont Athens Regional is about 2 miles away. North Avenue is about 72 miles northeast of Atlanta and 74 miles from the Hartsfield-Jackson International Airport.
The dity of Athens is named after the greek goddess Athena found near North Avenue.
Several bus stops can be found throughout the North Avenue area.
