A developing community home to the UGA Health Sciences Campus
All eyes are on Oglethorpe after the University of Georgia announced in early 2024 that they're launching a new school of medicine. The school is set to open in 2026 at the existing UGA Health Sciences Campus, which occupies the eastern corner of the community between Oglethorpe and Prince Avenues. "A lot of people are going to be drawn to this," says Dr. Celine H. Evans, UGA '08, UGA DVM '12 and an associate broker with Sellect Realty. She went to school in Athens and lived there for eight years. "It's going to increase the overall commerce in the area." Oglethorpe is also home to Bishop Park, where for 50 years, the Athens Farmers Market has drawn people from across the city. Most of the neighborhood is UGA, medical offices and the park - but its mid-20th-century houses are within walking distance of most of these amenities. Plus, downtown and UGA's main campus are a short drive away on Prince Avenue.

Mid-20th century homes are within walking distance to amenities
Homes in Oglethorpe sit behind tree-lined streets on neatly mowed lawns. Oaks fill the lawns with leaves in the fall, and some towering pines add pinecones and needles to the mix. "There's not a lot sidewalks, so a lot of people will head to Bishop Park for recreation," Dr. Evans says. While a few mid-century modern homes are throughout, buyers will mostly find ranch-style houses from the 1950s and '60s. They usually measure between 1,000 and 1,500 square feet and have three to four bedrooms. Houses cost between $215,000 and $330,000. Some residents have renovated their homes, which has increased their value to over $330,000. On Prince Avenue, two-bedroom condominiums cost between $200,000 and $225,000.
