Historic homes and developing townhouses

Boulevard Heights is an established community of longtime residents and newcomers. "Most homes are traditional Craftsman-style with big porches and haint blue ceilings. There are both fixer-uppers and well-maintained homes," St George says. Ranch-style houses and bungalows from the 1920s through 50s sit on half-acre lots with long driveways and front yards full of trees and gardens, priced from $260,000 to $530,000. Renovated houses range from $640,000 to just under $1 million. Park Row offers gated townhouses on the west side, while the Swift Townhome Community includes parks, trails and a dog park.

Grant Park is home to Zoo Atlanta

Residents have access to the Southside Beltline Trail, part of the larger Beltline project set for completion by 2030. Grant Park is home to Zoo Atlanta and has undergone improvements from the Grant Park Conservancy, including a new entrance and planted gardens with azaleas and oakleaf hydrangeas. "I like Grant Park because it's truly the people's park, the neighborhood values it. It's different from Piedmont Park, a true city hub," St George says. Nearby, Boulevard Crossing Park, once an industrial field, is now a space with large soccer fields and a picnic area.

Historic living near Southside Beltline

Boulevard Heights has long been home to residents who appreciate its historic houses. "The neighborhood is established and has grown in the last few years because of its proximity to highways, Grant Park and the Beltline," says Juli St George, a Realtor with Keller Williams Realty Intown Atlanta who moved to the city nearly two decades ago. "We are seeing developers coming to build here along with local businesses because of it." Newcomers are drawn by its easy access to the Southside BeltLine Trail, part of a larger project to connect 45 neighborhoods by 2030. Known locally as "BOHO," the neighborhood sits just south of Grant Park and near historic East Atlanta.

IB program offered through Atlanta Public Schools

Atlanta Public Schools has a B on Niche and serves over 50,000 students. Parkside Elementary School also has a B grade and offers rigorous academics, starting with the International Baccalaureate (IB) Primary Years Programme. This IB curriculum continues at King Middle School, which has a C-plus, and Maynard Holbrook Jackson High School, which has a B-minus grade. The high school also offers the Atlanta College and Career Academy, where students can apply for STEM pathways in cybersecurity, dental science and graphic design.

Fresh veggies at Grant Park Farmer's Market

The Grant Park Farmer’s Market is held year-round on Sundays near Beacon, ATL, and offers locally owned fruits, veggies and farm-raised meats. In August, Grant Park hosts the Summer Shade Arts & Music Festival, which features live music and plenty of vendors. Another popular event is the Halloween Lantern Parade. "It’s also one of the biggest spots for Halloween. People give out tons of candy. It’s a big deal for a neighborhood because hundreds of people come out," St George says.

Access to midtown via Interstates 75 and 85

The neighborhood is about 20 miles from Midtown Atlanta via Interstates 75 and 85 and 12 miles from Hartsfield-Jackson Atlanta International Airport. MARTA bus stops are along United Avenue Southeast. Grady Memorial Hospital is 3 miles north for medical care. The area is also adjacent to employers like the Georgia Emergency Management Agency and the Georgia Department of Public Safety.

Edgewood Retail District is convenient for errands

Boulevard Heights is mainly residential, so it’s a short drive to grab groceries or head out for a meal. One local favorite is Red’s Beer Garden, which pulls in the crowds not just for trivia on Tuesdays but also for its cold beer, hot dogs and deli sandwiches. Buteco Coffee & Bar, a bit further along, is known for its Brazilian-inspired menu, offering traditional dishes with cocktails and espresso. For shopping, the Edgewood Retail District has Target, Lowe’s and Petco just north along the railroad tracks. Kroger is a mile west for groceries, and Aldi is just a bit further south.
