A forested suburb in a storied area of Atlanta
Carroll Heights is adjacent to historic Collier Heights. However, Realtor Nicole Jackson, who sells homes in the neighborhood and works for Pristine Palaces Realty LLC, says they are more than just next-door neighbors. They are almost considered the same place, even if they are divided by Interstate 285. Carroll Heights' other nearest neighbor is a general aviation airport, which is directly north of a sprawling industrial corridor. This historic area of Atlanta, platted in the mid-20th century, was the first planned neighborhood in the United States designed for and financed by the Black community. A part of the neighborhood’s deep history shines through its 100-year-old church. Another anchor of the community is Collier Park, just south. There are also large parks in all directions of Carroll Heights, including the new Westside Reservoir Park, which is connected to the Atlanta Beltline. "With the expansion of the Westside Reservoir Park, home values have increased in Carroll Heights, and it's a draw for investors and homeowners alike," says Realtor and broker associate Juli St George of Keller Williams Realty Intown Atlanta, who's sold homes for a decade. She also notes that this is still one of the most affordable suburbs in the city.

Fulton County Airport–Brown Field is used by corporate flyers
Carroll Heights is surrounded by Georgia State Route 70 and Interstates 285 and 20. The neighborhood streets are dotted by Metropolitan Atlanta Rapid Transit Authority (MARTA) bus stops. The MARTA train station is 10 miles east, following I-20. Grady Memorial Hospital is the same distance away along the same route. Hartsfield-Jackson Atlanta International Airport is about 14 miles south via I-285. The airport bordering the neighborhood, Fulton County Airport–Brown Field, is utilized by corporate clients and business professionals.

The closest places to eat are Wendy’s, Boston Fish Supreme and JJ Fish & Chicken, all within 2 miles on Fulton Industrial Boulevard Southwest. Collier Park is immediately south of Carroll Heights. It has outdoor exercise stations, including stationary bikes by the playground, making it easy for parents to keep an eye on their children while they work out. The park also offers a multiuse athletic field, a covered basketball court, tennis courts, a recreation center and picnic areas. Six Flags Over Georgia is 4 miles west for rollercoaster rides, go-karting and splashing around at immersive waterparks. Carroll Heights is also within 7 miles of three sweeping green spaces: Westside Reservoir Park, Hampton-Beecher Nature Preserve and Cascade Springs Nature Preserve. These areas offer nearly 180 acres between them, with miles of trails weaving through old-growth forests. At 280 acres, Westside Reservoir Park is currently the largest park in Atlanta. Built around a large reservoir, it offers a playground with towers and slides, open meadows and 5 miles of bike-friendly trails that connect to the 22-mile Atlanta Beltline.

Pricing mostly depends on the extent of renovations, as even smaller homes less than 1,000 square feet can go for $300,000 when they’ve had an extensive overhaul. Yards are modest, with short, slim driveways that rarely lead to garages and, more often, carports. Jackson says neighborhood homes can go under contract quickly, adding "especially when you have one completely renovated from top to bottom,” she says.

Young Middle School's innovative idea
Carroll Heights is served by Atlanta Public Schools. Students may begin at West Manor Elementary School before transitioning to Young Middle School and Douglass High School. The elementary school earns a C-plus on Niche, the middle school gets a C-rating, and the high school earns a C-minus. Young Middle became the first middle school in the state to transform one of its wings into a "den" for students. "The Den" provides holistic support from designated professionals addressing students on all levels – from academic to emotional. While these schools represent one path, options are open. Atlanta participates in school choice, meaning students can apply to any school with space in the district if the school has been operational for four years.
West Manor Elementary School has a student to teacher ratio of 9 to 1.
