Greenbriar is a growing neighborhood on the east side of Interstate 285, the loop around Atlanta known as The Perimeter. It’s a good location for commuters heading downtown or out to the suburbs, which has helped drive new apartment buildings and housing developments in recent years. These additions sit alongside older homes and longstanding shopping centers, like Greenbriar Mall. Even with its convenience and rising popularity, Greenbriar has maintained its comparative affordability, with a median sale price well below the city’s.

House styles and what they cost

Greenbriar has a lot of apartment complexes, along with a few single-family homes and townhouses, built in the mid-20th century and in the 2020s. “The older homes are cheaper, so people have been buying those to fix them up, and all of the new subdivisions have brought in younger families,” says Cambre Mabry, a real estate agent with Keller Williams Atlanta Classic who has sold several homes in the area. The median sale price here is around $270,000, which is significantly lower than Atlanta’s median of about $425,000. Ranch-style homes, split levels and townhouses typically cost between the mid-$100,000s and the mid-$300,000s, while houses in newer subdivisions, like Stonegate Manor, usually fall in the mid-to-upper $500,000s.

Where kids go to school

Atlanta Public Schools serves Greenbriar. Kids can go to Continental Colony Elementary School, which is located in the neighborhood, and Daniel McLaughlin Therrell High School, which offers career and technical education programs in fields like culinary arts, business and health science.

Getting to suburbs and Downtown Atlanta

The Perimeter links South Atlanta neighborhoods like Greenbriar with north suburbs like Sandy Springs and Dunwoody. Driving to either place can take up to an hour because the highway frequently experiences heavy traffic, with over 2 million cars driving on it each day. “It’s one of the busiest highways in the city and in the country, so there’s always some sort of congestion happening,” Mabry says. The Perimeter also connects with Interstate 20 to reach Downtown Atlanta, which takes about 20 to 40 minutes to get to, depending on traffic. Hartsfield-Jackson Atlanta International Airport is about a 15-minute drive south, and MARTA provides bus service in the area.

Greenbriar Mall and other local shopping centers

Major department stores once anchored Greenbriar Mall, but today it's mostly home to locally owned jewelry stores, boutiques and beauty shops. With more apartment complexes and housing developments planned for the neighborhood, some people are hopeful that larger retailers will return at some point. “There has been some chatter about a developer coming in and revamping it because the area is getting more popular, but that hasn’t happened yet,” Mabry says. “It’s not necessarily a dead mall because people still go there, but it could use some help to make it as popular as it was back in the ‘90s.” You’ll also find a few other shopping centers in the area, including Greenbriar Crossing, which has a Kroger, and Greenbriar Village, where there’s a deli, a Chinese restaurant and a chicken wing spot.

Nearby parks, preserves and golf courses

When you want to escape the urban environment, there are plenty of nearby spots to get you out in nature. Greenbriar is within five miles of several recreation spaces, including:

  • Sykes Park, which has a pump track for bike riders, along with basketball courts and a playground
  • Cascades Springs Nature Preserve, where trails wind past waterfalls, a historic springhouse and Civil War–era earthworks
  • John A. White Park, home to a nine-hole golf course, an outdoor swimming pool and a tennis complex
