Many Greenbriar homes have large yards and basements
A little over half of Greenbriar’s housing consists of rental apartments and the rest are mainly single-family ranch-style homes constructed in the 1960s and ‘70s. Heather King, who grew up near Greenbriar and is a Realtor with L.H. King Enterprises, says large yards and basements are common. “So your main living is upstairs and if you want to entertain you have it downstairs, or an in-law suite or for teenagers.” Such homes sell for $210,000 to $330,000 depending on square footage and whether the basement is finished. After a decades-long construction drought, developers began building higher-end residences in southern Greenbriar starting around 2018. These Craftsman-style homes reach up to 4,900 square feet and range from $500,000 to $675,000. There are also newer construction townhouses in the same area priced from $225,000 to $335,000. In Greenbriar, properties sell for an average of $330,300 and stay on the market for 125 days. “Whether it’s new construction, existing homes or resale homes, there’s just a lot of opportunity for affordable housing,” Paschall says.The neighborhood’s CAP Index Crime Score is 7 out of 10, above the national average of 4. After successfully reducing crime in other areas of Atlanta, the CHRIS 180 program expanded in 2023 to areas including Greenbriar.? “Crime is prevalent in Atlanta, period, but I do think that sometimes people have wrong perceptions,” King says. “I feel like you can get a sense of peace and quietness and still have access to the city.”
Stone Hogan Park’s basketball court doubles as mural
Sports and art merge at Stone Hogan Park, where a basketball court’s surface serves as the canvas for a mural. Interstate 285 is accessible via an interchange on Highway 166, which runs westward to I-75 and I-85. The Hartsfield-Jackson Atlanta International Airport is 5 miles away on I-285 or Camp Creek Parkway. “We have the busiest airport in the country, and it can be a lot to get in and out of, so I think the convenience of not having to drive an hour to get to the airport is another draw,” King says. Metropolitan Atlanta Rapid Transit Authority (MARTA) buses stop along Greenbriar Parkway and Continental Colony Parkway Southwest, with routes to train stations. While the once-thriving Greenbriar Mall off Greenbriar Parkway is home to restaurants and stores, many residents drive 4 miles to the Camp Creek Marketplace for Target, Lowe’s Home Improvement, TGI Fridays and Chili’s Bar & Grill. Along with fast food establishments, restaurants in Greenbriar include Area 4 Restaurant, which serves cocktails and American cuisine under high ceilings and colorful lighting. For groceries, Kroger is less than a mile away. “It’s not a live-work-eat type of walking environment. It’s sort of suburbs, but you’re not on the far outskirts,” King says. “You’re still in the city, you’re still considered city of Atlanta, but it’s not like ‘oh let me walk down the street to the grocery store.’”
