Greenbriar has a suburban feel within city limits
Greenbriar is in a transitionary phase amid attempts to revitalize a previously booming neighborhood. “It used to be a very bustling area. It was one of the premier areas in the southwest Atlanta quadrant. And then over time homes begin to age, a generation starts to dwindle, so you have a younger generation moving in,” says Stephanie Paschall, a seasoned real estate agent with Coldwell Banker Realty. Some newcomers have arrived, but Greenbriar remains home to many long-time residents who often pass properties on to the next generation. A suburban atmosphere with proximity to major highways draws homebuyers. “It’s still in the city of Atlanta, and a lot of people are looking for city living,” Paschall says. “They still want to remain community-minded. Some of these individuals are native Atlantans and grew up within the southwest Atlanta area and they want to retain that sense of community. They are interested in helping their communities grow again.”
Visit the vibrant Greenbrier, where you can indulge in a delightful dining experience and explore a diverse selection of grocery shopping options, all in one convenient location.

Many Greenbriar homes have large yards and basements
A little over half of Greenbriar’s housing consists of rental apartments and the rest are mainly single-family ranch-style homes constructed in the 1960s and ‘70s. Heather King, who grew up near Greenbriar and is a Realtor with L.H. King Enterprises, says large yards and basements are common. “So your main living is upstairs and if you want to entertain you have it downstairs, or an in-law suite or for teenagers.” Such homes sell for $210,000 to $330,000 depending on square footage and whether the basement is finished. After a decades-long construction drought, developers began building higher-end residences in southern Greenbriar starting around 2018. These Craftsman-style homes reach up to 4,900 square feet and range from $500,000 to $675,000. There are also newer construction townhouses in the same area priced from $225,000 to $335,000. In Greenbriar, properties sell for an average of $330,300 and stay on the market for 125 days. “Whether it’s new construction, existing homes or resale homes, there’s just a lot of opportunity for affordable housing,” Paschall says.
The neighborhood’s CAP Index Crime Score is 7 out of 10, above the national average of 4. After successfully reducing crime in other areas of Atlanta, the CHRIS 180 program expanded in 2023 to areas including Greenbriar.? “Crime is prevalent in Atlanta, period, but I do think that sometimes people have wrong perceptions,” King says. “I feel like you can get a sense of peace and quietness and still have access to the city.”
Greenbriar proudly presents a variety of vibrant communities featuring elegantly designed, newly constructed townhomes that cater to modern living and comfort.
