A modern community with growing potential
Gresham Park is a suburban community east of Atlanta, Georgia, made up of modest homes and warm character. Known as a quiet retreat away from downtown, the neighborhood doesn’t sacrifice amenities for this peaceful atmosphere but rather is constantly growing, welcoming in new residents and making the area more convenient for the old ones. A community love of sports is brought out at the collections of baseball fields and recreational courts at Gresham Park or enjoy waterside walks at Glen Emerald Park. The community is bordered on the east by Gresham Road and on the west by Bouldercrest Road, and both feature plenty of bus stops. Locally owned shops at Gresham Plaza Shopping Center cover basic shopping needs, and Atlanta is close enough to provide more retail options.

An affordable mix of styles
Gresham Park is conveniently close to Atlanta while maintaining a suburban vibe, with homes built after World War II and new cul-de-sac developments sitting next to one another. As amenities are added to the neighborhood with improvements on parks and new community areas, prices have seen an increase in the last few years, nearly doubling since 2019. Affordable housing programs are available in the area. Tree-covered lots hold both single- and two-story brick homes with plenty of front and backyard space for gardens, recreation and patios. A few apartment and townhouse complexes are also available, mainly along the neighborhood’s western side. Prices range from $200,000 for ranch styles up to $700,000 for new constructions, with size and age making prices higher.

Mom-and-pop shops in Gresham Plaza
“There are a lot of mom-and-pop shops around, and one of the major conveniences is the proximity to Atlanta,” says Dekalb County Commissioner Ted Terry. Gresham Park is primarily residential, but dining and dancing spots can be found in the neighborhood’s northeast corner at Gresham Plaza Shopping Center. Two local favorites are RC’s Kitchen, for traditional Southern cooking, and Club Bolts, a dance club for adults. For a vintage experience that residents have enjoyed for the last 70 years, Starlight Drive-in Theatre shows first-run films just 3 miles west of the neighborhood. They also host a weekend flea market, and a Walmart Supercenter sits just north of Interstate 20. For any larger retail selections, locals travel to downtown Atlanta.

To the north of the community is Glen Emerald Park, which has paths along the newly repaired Glen Emerald Lake Dam, and plans are in the works for a disability-accessible park to open in 2025. “People can live here knowing they’ll have gorgeous walking areas,” says Terry.

The neighborhood is an overall decent area but I probably wouldn't want to live here if I could do it all over considering I lived in Fayette County and enjoyed my time living there more.
