Historic homes under towering oaks

One stroll down Morningside’s curvy streets and it will become apparent what makes this neighborhood so desirable. Stately houses sit under towering oaks and pine trees on curvy, sidewalk-lined streets. “The architecture is very cool as it draws upon Tudor, Georgian, and Mediterranean influences,” says Whitfield. “One street has the neighborhood's original model homes from the early 20th century.” Although the houses are historic, renovations and remodeling are common within Morningside, and new mid-century moderns can sell for over $3 million. Smaller, bungalow-style residences start selling at $750,000, while contemporary townhouses provide an affordable multifamily option. Houses don’t stay listed for long as the marketplace is very competitive.

Schools straight out of a movie

Kids in Morningside can attend Atlanta Public Schools. Young students may begin their education at Morningside Elementary and Howard Middle School, with both receiving an A-minus grade on Niche. Older students may attend Midtown High School, which has served as the backdrop for many movies, including ‘Spider-Man: Homecoming.’ Midtown received an A grade on Niche, and students may participate in the school’s seven distinct academic pathways, ranging from sports marketing to audio/video technology. Graduates looking to continue their education while staying close to home may consider Emory University, just 3 miles away.

From teardowns to pocket parks

Atlanta has the highest tree density of any city in the United States, and Morningside is a big reason why. When the highway was slated to be installed, certain houses had been cleared in preparation, and today, those vacant lots have been turned into numerous pocket parks scattered throughout the residential areas. Nature lovers can head to Morningside Nature Preserve for a tranquil stroll along the South Fork Peachtree Creek, while tennis enthusiasts can work on their backhands at the Lenox Wildwood Tennis Courts. Piedmont Park and the Atlanta Botanical Garden sit south of the neighborhood and offer expansive green spaces with year-round events.

Local dining districts

Morningside residents are always close to shopping and dining. “The neighborhood was established before the use of the car was widespread, so there are numerous walkable restaurant and retail districts throughout,” says Whitfield. One of these districts is home to Alon’s Bakery and Market, which has provided award-winning baked goods since 1992. Ansley Mall is the main shopping center in the area, and residents can shop for fresh produce and groceries at Publix or Kroger. For authentic Southern cuisine, Fat Matt’s Ribs Shack serves barbecue and beer in front of live blues music. Multiple houses of worship serve the different faiths in the area.

Easy access to Interstate 85

While the proposed highway was never implemented, commuters have easy access to downtown Atlanta via Interstate 85 along the neighborhood’s northern border. The Arts Center MARTA Station is about 2 miles away, and bus lines run daily through the neighborhood. For those looking to travel, Hartsfield-Jackson Atlanta International Airport is under 15 miles away.

Piedmont Park is a year-round party

The party never stops in Piedmont Park. Residents are within walking or running distance of the park's year-round events, including 5ks, concerts, and city-wide festivals. The Atlanta Dogwood Festival provides a platform for local artists and contains a nationally renowned juried fine arts market. “There's something happening most every weekend at Piedmont Park,” says Whitfield. Residents can head to the weekly Morningside Farmers' Market for fresh produce and artisanal goods.

I would stay here my entire life if I could. I love Atlanta, and I love the people in it. Most people I might are very involved in the community and wish to make it better. It is a hub for culture in the South. I love the music and art in Atlanta. The diversity and inclusiveness of Atlanta make anyone feel at home here.

I absolutely love living in Morningside because there is a diversity of age culture and race. Being a neighborhood that is walkable was one of our criteria for purchasing here and with the new bike lanes, it's also safer to ride our bikes to the Beltline. The neighborhood restaurants are so welcoming and it's great seeing our neighbors eating outside as well as walking to the restaurants.
