“You can get a little bit more bang for your buck here than some of the BeltLine neighborhoods in the area,” says Shana Arnold, a Realtor with Adams Realtors who has served the neighborhood for eight years. Properties sit on shaded residential streets throughout the neighborhood. Organized communities of ranch and bungalow-style homes built in the 1950s and 60s comprise much of the Southeast Atlanta housing stock, though newly built New Traditional homes are also available. Brick ranches and vinyl-sided bungalows start at $160,000 and cost as much as $350,000, while new construction has flourished in the town of Hapeville. There are numerous supermarkets throughout the neighborhood for residents to stock up on groceries and daily essentials. Kroger and Aldi are two of the largest options, but there are also several Piggly Wiggly locations and smaller convenience stores. The neighborhood also has big-box stores like Walmart and Home Depot, but residents head to Downtown Atlanta for more unique retail shopping. Southeast Atlanta is home to a few local restaurants, like Che Butter Jonez, which has a daily-changing menu of breakfast sandwiches and burgers. Walter’s Soul Food Café hosts platters of soul food and barbecue. The neighborhood’s multitude of parks and outdoor recreational activities is a major perk of the area. Benteen Park offers green space with a playground, while Empire Park has mixed athletic fields. Southside Park is a 211-acre park with a collection of baseball fields and forested trails for hiking and mountain biking. Though Southeast Atlanta isn’t connected to the BeltLine, the PATH Foundation hosts walkways like the Southtowne Trail, which links Swann Preserve and South Bend Park. The three-mile walk offers views of dense old-growth forests and the South River. Swann Preserve is a quieter wooded area, while South Bend Park has a picnic area, dog park and seasonal swimming pool. Locals catch the latest films with a dash of nostalgia at the Starlight Drive-In and Flea Market, an outdoor movie theater showing double features every day of the week. Residents can shop from a wide selection of vendors at the flea market, which is open on the weekend. The community gathers for seasonal events, like the Benteen Park Fall Festival, featuring an array of booths from local artists, food vendors and live music. Children are zoned to the Atlanta Public School district, and their designated schools will vary depending on their location in the neighborhood. Some of Southeast Atlanta’s kids may begin at Heritage Academy Elementary, which practices initiatives to ensure students benefit from problem-based learning in their STEM programs. Students continue learning at Long Middle and South Atlanta High. STEM initiatives continue at the high school, where students can enroll in healthcare and information technology pathways. All three schools have overall C-minus ratings from Niche.Cars, buses and planes are all transportation options in Southeast Atlanta
“Although you get a little bit more property for less money, you give up some of the walkability of the neighborhoods closer to the Beltline,” Arnold says. Many residential streets lack sidewalks, so locals rely on personal vehicles to commute or run errands. Jonesboro Road takes residents 5 miles north to Downtown Atlanta, and Interstate 75 runs north-south and links with Interstate 85. Interstate 285 carves along the neighborhood’s southern border. The Metropolitan Atlanta Rapid Transit Authority, or MARTA, services Southeast Atlanta, and bus stops are peppered on central parkways throughout the neighborhood. Southeast Atlanta is home to the busiest airport in the world, which means that air traffic is inevitable. Residents should be prepared to see — and hear — planes as they travel overhead.
