Summerhill bounces back after Atlanta Braves relocation

Summerhill is on the rise after turning a dramatic change into a home run. When the Atlanta Braves left the neighborhood after 20 years of playing home games there, many thought it was a bad sign for Summerhill. However, Georgia State University took over the stadium formerly known as Turner Field and kicked off a revitalization of the neighborhood. Now, mural-splashed restaurants, a two-story brewery and other businesses line the center of the neighborhood, and new townhomes have been built blocks away. Founded in 1865, Summerhill has faced ups and downs in its long history, from midcentury decline caused by urban renewal to hosting the Summer Olympics. Today, it’s an increasingly trendy area with local businesses, two college sports venues and quick interstate access.

Well-kept homes and new townhouses

Though Summerhill dates back more than 150 years, many of its historic homes were replaced during a wave of redevelopment around the time of the 1996 Summer Olympics. Some century-old bungalows remain, but colonial- and Craftsman-inspired homes from the 1990s and early 2000s are more common. Houses usually sell from the lower $400,000s to the lower $700,000s. New townhomes, such as those in the Summerhill by Hedgewood community, have been built within walking distance of businesses on Georgia Avenue. Prices start from the mid-$300,000s to the mid-$400,000s, but newer townhouses have sold from the lower $600,000s to the lower $800,000s.

Quick access to interstates, downtown

The neighborhood is beside the Interstate 20-Interstate 85 interchange. These interstates not only extend across the state but across the South. “There’s no reason Summerhill shouldn’t be an economic engine for Atlanta,” says John Helton, president of Organized Neighbors of Summerhill. “I can be downtown in five minutes and to the airport in 15 minutes. The interstates all intersect here.” The following destinations are within 10 miles of Summerhill:

  • Georgia State University, 2 miles away
  • Grady Memorial Hospital, 2 miles away
  • Centennial Olympic Park, 3 miles away
  • Hartsfield-Jackson Atlanta International Airport, 9 miles away
While the interstates make getting around Atlanta and the surrounding areas convenient, they hinder walkability northward toward downtown. However, the Garnett and Five Points MARTA rail stations are less than 2 miles away, and there is a MARTA Bus Rapid Transit stop in Summerhill for quick connections to those stations. People can also use scattered local bus stops in the neighborhood to travel throughout Atlanta.

Craft beer, soft-serve ice cream and more on Georgia Avenue

When Helton moved to the neighborhood in 2001, the selection of businesses was very different. “KFC-Taco Bell was the only thing there for a while,” he says. Today, restaurants and bars line Georgia Avenue in the heart of the neighborhood. "Some of the best meals you can have in Atlanta are on Georgia Avenue and down the street," Helton says. Restaurants include:

  • Little Bear, a Michelin Guide-recognized restaurant with a frequently changing menu
  • Maepole, a health food spot that incorporates Southern ingredients such as Vidalia onions and collard greens
  • Southern National, a James Beard Award semifinalist heads the kitchen of this upscale Southern restaurant
  • Talat Market, a Michelin Guide-featured eatery that uses Georgia produce to make Thai dishes
Many businesses, including restaurants on Georgia Avenue and the neighborhood Publix, moved in after the Atlanta Braves left the neighborhood, and Georgia State University and real estate developer Carter revitalized Georgia Avenue. “It’s been a big leap,” says Allyson Golightly, a Realtor with Compass who has sold dozens of Summerhill homes.

Zoned to the highly rated Maynard Holbrook Jackson High

Students are zoned for the Atlanta Public School District and can attend Parkside Elementary School before advancing to Martin Luther King Jr. Middle School. Older students can go to the highly rated Maynard Holbrook Jackson High School.

Recreation includes parks, Georgia State games

Recently added pickleball courts at Phoenix II Park add to its offerings, which also include a playground and basketball court. The park is next to a running track used for warmups during the Olympics that is now owned by Atlanta Public Schools and open to the public outside of school hours. Phoenix III Park is across the street and a great spot for walking dogs, exercising or having a picnic. Sports fans can catch Georgia State basketball games at the Convocation Center and football games at Center Parc Stadium, the latter of which was formerly the Atlanta Braves ballpark. Summerhill is just over a mile from Grant Park, a historic, sprawling green space home to Zoo Atlanta.

Neighborhood gathers for Summerhilloween, Winterfest

The revitalized business corridor on Georgia Avenue fills with costumed trick-or-treaters during Summerhilloween. Shops and restaurants hand out candy during the October festival, which also features a costume contest. Two months later, neighbors once again gather on Georgia Avenue, using the courtyard at Wood’s Chapel BBQ to celebrate Winterfest and light the neighborhood Christmas tree. Both events are planned by Organized Neighbors of Summerhill, a volunteer-run nonprofit.

I enjoy the neighborhood. There are many parks, playgrounds, tennis courts and track within walking distance if you enjoy being outside or walking. Also with the new businesses on Georgia avenue, there are new restaurants such as pizza, bbq, ice cream, and more that are within walking distance. It's a very family-friendly area and diverse.
