Virginia Highland

Historic houses, condos and bungalows plus some new construction
Set along sidewalk-lined, tree-shaded streets, Virginia Highland’s houses sit on long, narrow lots with small, paved driveways. “Although newer construction homes, townhouses, and condos are present in Virginia Highland, the neighborhood’s character is primarily defined by its well-maintained older homes,” Krebs says. Early 20th-century Craftsman bungalows and Tudor-style homes often feature brick exteriors with half-timber accents; a three-bedroom bungalow from 1926 can cost $970,000, while a three-bedroom Tudor-style home from the same year can cost $1 million. A handful of newly constructed houses are scattered around the neighborhood and top its market; a four-bedroom New Traditional home from 2023 can cost $1.4 million, while a six-bedroom can cost $2.6 million.Condos are common in the south end of the neighborhood along Greenwood and St. Charles avenues; a one-bed, one-bath condo from 1935 can cost about $290,000, while a two-bed, two-bath condo from 2022 can cost $815,000. Townhouses can also be found in the south end of the neighborhood; a one-bed, one-bath townhouse from 1984 can cost $330,000, while a four-bed, four-bath from 2022 can cost $1.2 million.
North Highland Avenue's shops, bars and restaurants
Along commercial Highland Avenue, early 20th-century brick buildings with patinaed roofs are home to dozens of locally owned retailers and eateries. Folks can grab a cappuccino at PERC Coffee, then cozy up with a novel by the window at Virginia Highland Books. At La Tavola Trattoria, diners can enjoy tagliolini and heated patio seating, while Morelli’s across the street offers marzipan cherry almond ice cream for dessert. At the south end of North Highland Avenue, bars stay open late into the night; Atkins Park Restaurant and Bar here has been open since 1922 and is the longest continuously running tavern in the city. A Publix grocery store can also be found here, and along the Belt Line path on Virginia Highland's western edge, locals can walk to Whole Foods and Kroger.Neighborhood festivals and citywide events
During Virginia Highland’s annual Summerfest event in June, locals can enjoy free concerts at John C. Howell Park, hop into a competitive 5K marathon through the neighborhood and shop for knickknacks, paintings and more from regional arts and crafts vendors on Virginia Avenue. For Winterfest in early December, homes, trees and businesses are ornamented with lights and candy canes, and locals can drive their festively decorated cars in a parade around the neighborhood. Immediately west of the neighborhood at Piedmont Park, both residents and visitors can experience many of Atlanta’s biggest events, including Music Midtown and the Atlanta Dogwood Festival.Highly rated Atlanta Public School District options
Local kids can attend Springdale Park Elementary, which earns an A-minus from Niche. They can continue to A-minus-rated David T. Howard Middle and A-rated Midtown High, whose school paper The Southerner won the National Scholastic Press Association Pacemaker award in 2021; Midtown High has also served as the set for many popular films and television shows, including “Spider-Man No Way Home” and “Teen Wolf.”Large city parks and small neighborhood greenspaces
Virginia Highland's access to greenspace makes it a natural escape within the urban landscape, Krebs says. The neighborhood’s northwestern tip touches the historic 211-acre Piedmont Park, where among the sprawling fields and dogwood trees, kids can climb the colorful, textured sculptures at the Noguchi Playscape, dog-lovers can let their pets run off-leash in the 3-acre dog park, and anglers can cast a line into Lake Clara Meer. The paved, 22-mile Atlanta Belt Line runs through Piedmont Park along the neighborhood’s western edge, popular with runners and bikers and lined with breweries and restaurants. Centrally located in the neighborhood, Orme Park and John C. Howell Park feature tree-shaded walking paths and playgrounds that invite local kids and families to get active outside.Easy interstate and MARTA access
Ponce de Leon Avenue is the neighborhood's main thoroughfare, running through its southern end and connecting to Interstate 85, just 2 miles west. MARTA buses make stops throughout the neighborhood, while the North Avenue MARTA Train Station is less than 2 miles away. Emory University Hospital Midtown is about 1 mile west, and Hartsfield-Jackson Atlanta International Airport sits 13 miles south.
