Recreation around Gardners Basin and the beach
Docks coat the shores of Snug Harbor and Gardners and Delta basins, launching boaters and anglers from private residences and marinas like Barneys Dock and Highroller Fishing. Signs at the corner of Maine and Caspian avenues welcome visitors to the beginning of the Atlantic City Boardwalk, taking bikers and walkers along island-spanning stretches of wide wooden paths. Parking lots and public restrooms in the same area make Absecon Inlet’s beaches a convenient option for days relaxing out on the sand. Two classic community parks, Altman Playground and Oscar E. McClinton Waterfront Park, position playground equipment and athletic courts within steps of the boardwalk and busy fishing jetties jutting out over the water. More tennis and basketball courts are further inland at Uptown Park, as are a baseball field and a four-lane track.

Single-family homes and condos with waterfront views
Sidewalks connect a diverse collection of homes and condos from Uptown’s bayside waterways to the high-rise dominated blocks closest to the Atlantic Ocean. Rowhouses, duplexes and similarly small single-family homes built in the early 1900s sell for $80,000 to $250,000, while single-family homes with the multi-level porches common in 2000s era beach properties sell for $330,000 to $700,000 depending on square footage and proximity to the water. Townhouses built in the 1990s sell for $180,000 to $300,000. Condos in complexes closer to the beach block sell for $140,000 to $650,000 depending on the building and floor level. “Uptown attracts maybe 70% investors and 30% primary residents because of the property values. There’s more profit to be made with short-term rentals and Airbnb,” Gordon says. Between apartment buildings and single-family homes which have been converted into short and long-term rentals, most Uptown Atlantic City residents rent rather than own their homes.

Long wait times don’t deter diners from enjoying soul food staples for breakfast, lunch and dinner at Kelsey & Kim’s Southern Cafe a few blocks away. For essentials beyond what’s available at convenience stores like Lighthouse Food Market and Dollar General, shoppers head to Save A Lot in Downtown Atlantic City. Several houses of worship hold services throughout Uptown Atlantic City.
