Docks coat the shores of Snug Harbor and Gardners and Delta basins, launching boaters and anglers from private residences and marinas like Barneys Dock and Highroller Fishing. Townhouses built in the 1990s sell for $180,000 to $300,000. Condos in complexes closer to the beach block sell for $140,000 to $650,000 depending on the building and floor level. “Uptown attracts maybe 70% investors and 30% primary residents because of the property values. There’s more profit to be made with short-term rentals and Airbnb,” Gordon says. Long wait times don’t deter diners from enjoying soul food staples for breakfast, lunch and dinner at Kelsey & Kim’s Southern Cafe a few blocks away.
