Accessible, slow-paced living in Downtown Auburn

About 6 miles southwest of Worcester, Downtown Auburn feels more like a well-connected suburb than a traditional town center. The area is home to parks, one of the largest malls in the county and interstate access. “It’s not a super small town, but it’s very community-oriented,” says Jared Nelson, a librarian at the Auburn Public Library. “Even though Worcester isn’t a huge city, it’s the biggest in central Massachusetts, and it’s nice to have it close by.” Despite its name, Downtown Auburn isn’t an urban area, but its location provides a balance between quiet, peaceful living and regional convenience.

New England styles on suburban streets

The housing market primarily consists of single-family homes with classic New England architecture. Cape Cods, ranch-style houses and colonials date back to the late 19th century, and New Traditional builds have been constructed over the last decade. Many areas have a suburban feel, with mailboxes perched at the end of driveways and cars parked in garages rather than on the street. Most properties offer ample space to spread out, with a median lot size of nearly 15,000 square feet. Homes typically sell between $400,000 and $700,000, though outliers fall on both ends of the range. Townhouses often go for $300,000 to $400,000.

The Auburn Public Schools district gets a B grade

Kindergartners through second graders in Downtown Auburn begin at Pakachoag Elementary before moving on to Swanson Road Intermediate School for third through fifth grade. Both schools earn B ratings from Niche. Auburn Middle scores a B-plus, and Auburn High receives a B. High school students may participate in various technology and engineering programs, including robotics and graphic design.

The Auburn Mall, Southbridge Street plazas and local eateries

Although the neighborhood isn’t a stereotypical downtown district, it offers a variety of shopping and dining options. The Auburn Mall, situated between interstates 90 and 290, has dozens of retailers, including Macy’s and Men’s Wearhouse. Other shopping centers line Southbridge Street and have big-box stores like Petco and Shaw’s. The nearest Walmart is 3 miles southwest in North Oxford. Apart from international chains and fast-food restaurants, the neighborhood also has some independently run spots. Major League Roast Beef & Wings has over 50 specialty sandwiches, and Coco’s Tropical Ice is a favorite for dessert.

Hiking, fishing and golfing are all nearby recreation options

Most parks are just outside of Downtown Auburn. Lemansky Park is one of the largest outdoor spaces in town, featuring an athletic complex, skate park and a designated area for dogs. Sports facilities include tennis, pickleball and basketball courts, as well as multipurpose fields and baseball diamonds. The Pakachoag Hiking Trail cuts through forests and meadows, and the Pakachoag Golf Course’s nine holes are open to the public. The Auburn Pond, adjacent to the library and Goddard Park, is a popular spot for fishing. Eddy Pond, just south of the neighborhood, has trails along the water and a boat ramp.

Seasonal celebrations and programs keep residents engaged

The community comes together for numerous traditions and programs throughout the year. People celebrate Memorial Day with a parade and a duck race, where the winner gets a $500 prize. Fourth of July festivities include live music and fireworks, and there’s a Summer in the Park concert series at the Riley-Pappas Performance Pavilion. Auburn Public Library offers activities for all ages, from story time for kids to craft sessions for adults. Auburn Recreation Programs, such as hip-hop dancing and yoga, are held at the high school’s fitness room. In 2026, the town will commemorate the 100th anniversary of the first liquid-fueled rocket launch, performed by Dr. Robert Goddard on Pakachoag Hill. “There will be a big celebration for it because he’s known around here as a founding father of the town,” Nelson says.

Transportation to Worcester and Boston

Worcester Regional Transit Authority buses stop throughout the neighborhood, and numerous highways run through Downtown Auburn. Interstate 90 heads to Boston, 45 miles away, and Interstate 290 leads to Worcester, 6 miles northeast. Residents travel to Worcester to take the commuter rail into Boston, to fly from Worcester Regional Airport, and for visits to Saint Vincent Hospital, the nearest full-service health care center.
