Richmond Factory’s transition from industry to commuter-friendly suburb
In the 19th century, Richmond Factory and its namesake manufacturing center helped begin Augusta’s industrialization in outlying Richmond County. While the name isn't used much except in reference to a dammed pond on Spirit Creek, this area east of U.S. Route 25 has developed a modern reputation for classic suburbia, set as it is between Augusta’s city center and major employment centers. “It’s still growing, but it’s not overgrown like some places. The Lakes neighborhood was built around a beautiful lake with two waterfalls. Then the other areas off Windsor Spring Road are more cost-effective for first-time homebuyers, but you can still find larger lots of flat, beautiful land,” says Elmyria Chivers, an associate broker and vice president at Meybohm Real Estate with more than 30 years of experience serving Richmond County and the Central Savannah River Area. “Tobacco Road is unique in that Fort Eisenhower and the airport are located directly off it. If an individual works in those areas, it’s easy to work, play and live here. You’ve got convenience.”
Single-family homes built in subdivisions from the midcentury to the 2020s
Some of the oldest ranch-style and Cape Cod homes in Richmond Factory were built in the 1960s, though more of these simple single-family homes were built into the 1970s through 1990s. Homes built more than 30 years ago sell for around $100,000 to $250,000. New Traditional homes have been built in more recent decades, including smaller floorplans and entire subdivisions of larger Craftsman-inspired construction like The Lakes at Spirit Creek. Prices for newer construction range from around $240,000 to $410,000. Most residents will live on well-spaced suburban blocks or winding subdivisions, but small acreages also line quiet country roads around Richmond Factory.
Attending two pipelines of Richmond County public schools
The northern half of Richmond Factory will attend Diamond Lakes Elementary School and Pine Hill Middle School, both of which earn a C-minus from Niche, before graduating from the C-rated Cross Creek High School. The southern half attends Hephzibah Elementary School, Hephzibah Middle School and Hephzibah High School, all of which earn a C-minus or C. Hephzibah High offers specialized Career, Technology and Agricultural Education pathways in fields from welding to cosmetology.
Easy access to Route 25, the airport and Fort Eisenhower
U.S. Route 25 makes up Richmond Factory’s eastern border, offering a roughly 11-mile drive to downtown hubs like Piedmont Augusta hospital. By way of Tobacco Road, other commuters travel around 5 miles to Fort Eisenhower’s Gate 5 entrance or 6 miles to Augusta Regional Airport. Richmond Factory falls outside of Augusta’s bus service, so residents will need a personal vehicle to get around.
Recreation at The Lakes and at Diamond Lakes Regional Park
Those living in The Lakes subdivision can walk trails or fish from piers around their own community pond. The rest of Richmond Factory isn’t without their own waterfront recreation area, however, because Diamond Lakes Regional Park is only a couple of miles from home. “The Robert Howard Community Center has a beautiful gymnasium, places for people to do racquetball and line dancing. Then, all around the park there’s several walking trails, baseball fields and a campground,” Chivers says. Nearby, a stone monument outside the Diamond Lakes Library offers insight into the recreation area’s past. While it’s all quiet in the library today, it would be hard to read in the area a few decades ago over the sound of screaming engines and cheering fans at the Augusta International Speedway Complex, a former NASCAR venue that was abandoned before being redeveloped into the sprawling destination park.
Shopping and dining at Tobacco Road businesses
The intersection of Tobacco and Windsor Spring roads is home to a small strip mall commercial district. Walmart and Dollar General are anchors among a handful of specialty retailers and drug stores. Large chain restaurants like KFC, Taco Bell and Waffle House are most common, though diners can also stop in for takeout from smaller businesses like China 8 Restaurant. Though commercial life is limited within the neighborhood, several small houses of worship operate throughout the area, including churches like the South Augusta Church of Christ and the Guru Nanak Darbar gurudwara.
Family-friendly events at Diamond Lakes Library
Events, festivals and community services are offered at Diamond Lakes Library throughout the year. Programming geared towards children, teens and adults changes frequently, and in the past, the community has gotten together to sow seeds in planters on Earth Day and settled in for a holiday movie marathon around Christmastime.
