Ten miles southeast of Denver is the neighborhood of Aurora Hills, south of the suburb of Aurora, one of the fastest-growing areas of Denver. “You’re close to Denver and away from Denver at the same time,” says David Heisler, lead broker and co-founder of Here’s The Deal Real Estate Company. “It’s a good place to buy a starter home. The houses are not that big, and they’re on the older side.”

The more affordable side of Denver

The neighborhood started in the 1960s and features suburban split levels and ranch-style houses. A limited supply of condominiums, like those at Cedar Cove, are available for modern housing. Most condos were built in the 1980s and are less expensive than single-family homes. If you compare the median home price in the Aurora area to other suburbs around Denver, the price is more affordable. Homes are generally priced between $400,000 and $500,000, with three to four bedrooms and between 1,200 and 2,000 square feet. “Houses are more affordable on the east side of Denver. The same home on the west side of Denver will cost you a lot more,” Heisler says. “That’s just the normal dynamic.” Condos have two to three bedrooms and are in the $300,000 price range. About 70% of people in Aurora Hills own their homes.

Magnet school in Aurora Hills

While part of the Aurora Joint School District Number 28, Clara Brown Entrepreneurial Academy is a magnet school that attracts kids from kindergarten through eighth grade from all over the area. The academics at the school focus on real-world scenarios to help students develop a solutions-based mindset to gain real-life skills. Others in the district can attend Virginia Court Elementary School with a C-minus Niche grade and a 15-to-1 student-teacher ratio. Aurora Hills Middle School is within walking distance for some in Aurora Hills. The school provides expanded exploratory options, including world language, digital media and the visual arts. Gateway High School has a robust and award-winning performing arts department. The school has a C-minus grade and a 17-to-1 student-teacher ratio.

Plenty of outdoor recreation opportunities

A basketball court, soccer fields, and a playground are part of the seven acres at Wheeling Park. The nearby Clara Brown Entrepreneurial Academy shares the basketball court and playground. On the north side of Alameda Avenue is Bicentennial Park, which has lots of green space and a pavilion with picnic tables. It’s a little less than a half-hour drive to one of Aurora’s most popular places, the Aurora Reservoir, a boating and swimming destination. The beach opens for the warm weather months during the Memorial Day weekend. The reservoir also provides drinking water to the City of Aurora.

Plenty of public transit opportunities

The Regional Transportation District has several bus stops on major roadways close to Aurora Hills, including Mississippi Avenue, Peoria Street and Alameda Avenue. On the east side of the Town Center of Aurora, there’s a light rail stop at the Aurora Metro Station on Sable Boulevard. The ‘R’ Line travels north and south and serves Denver's eastern and southeastern suburbs. The Anschutz Medical Campus, including the University of Colorado Hospital and Children’s Hospital Colorado, is only three miles north. The Medical Center of Aurora is only five minutes south.

Shopping on the opposite side of I-225

On the other side of Interstate 225 is the Town Center at Aurora, a two-level shopping center with over 1 million square feet. Dillard’s, Macy’s, JCPenney, and Century Theatres are anchor stores. In all, there are around 130 stores. Dining-out options include Saigon Bistro, which features authentic Vietnamese cuisine with available dine-in, pick-up and delivery options. For a different experience, Helga’s Haus & Bier Garden has pork, chicken, or veal schnitzel served with red cabbage and spaetzle, a popular German egg noodle dish. Safeway is located at the corner of Peoria Street and Mississippi Avenue in the Peoria Village shopping center.

This area is poorer than some regions very near to it. Everything is very diverse culturally but the smaller shops in the lesser neighborhoods often sell things like cigerettes to underage kids and are very lenient with prices. The youth is often getting into trouble and their are many vehicular accidents on the main roads. Cops/ ambulances are often seen racing down roads. Not the cleanest area and is very low income.
