An established housing market with below-average price points

Bungalows, Cape Cods and brick ranch-style homes line the area’s streets, and most were built between the 1920s and 1960s. Houses sit close together on compact lots, and many have small driveways and fenced-in back yards. Most homes are around 2,000 square feet or less, and the median home price of less than $365,000 is significantly lower than the Arapahoe County median of nearly $600,000, attracting first-time buyers and people looking to downsize. Single-family houses start in the low $200,000s and reach the mid $500,000s. There’s a small selection of one-bedroom condos on the community’s west end, with prices in the mid $100,000s.

Aurora Public Schools within reach

Del Mar Parkway is served by Aurora Public Schools, with all three designated schools within a mile and a half of most households. The district has an extensive career and technical education department, with programs including construction trades, multimedia arts, health science, and computer and digital technologies. High school students can earn college credit through the concurrent enrollment program with the Community College of Aurora.

Commuting to Denver, Anschutz and other major employers

Commutes to downtown Denver are quick, thanks to the neighborhood’s location. If you’re spending a day in the city or making daily trips for school and work, a 6-mile drive along Colfax Avenue will get you there. “The main reasons people move here are for easy access to Anschutz and proximity to I-225, which is a direct route to the airport,” says Kristina Davis, a local broker associate with eXp Realty. For healthcare needs, the Anschutz Medical Campus is less than a mile away and is home to Children’s Hospital Colorado, Rocky Mountain Regional VA Medical Center and UCHealth University of Colorado Hospital. The Buckley Space Force Base is one of Aurora’s largest employment hubs and is less than 8 miles away via Sixth Avenue and the Alameda Parkway. For long distance travel, Denver International Airport is roughly 16 miles away.

Nearby athletics and recreation

To enjoy the outdoors, you can head to Fulton Park to use its ball field, athletic courts, playground and open space. For more recreation, the Lowry Sports Complex Park has facilities for baseball, tennis, soccer, basketball and roller hockey, along with over 2 miles of trails that can take you to the Lowry Dog Park or the public CommonGround Golf Course. On the Fourth of July, many residents head to Del Mar Park. “The park does a great firework show,” says Jim Gibson, a real estate agent with HomeSmart Realty who grew up in the area. Rocky Mountain Arsenal National Wildlife Refuge is around 8 miles away and is a popular recreation spot, with activities including:
