East Colfax offers comparatively low price tags in east Denver
Intersected by the longest commercial corridor in the country, East Colfax is a historic Denver neighborhood with walkable streets, a diverse business scene and easy access to downtown. In the early 1900s, East Colfax was a streetcar suburb with subdivisions, a college and a military academy, with a streetcar route providing a straight shot to downtown Denver. Today, buyers are still drawn to the area for its city access, while public transit, major nearby employers and relatively affordable homes add appeal.

“There’s a large mix of people living in the area. It’s getting to be multiple larger communities here, especially as more people move farther out of Denver to avoid the expensive areas,” says associate broker John Valdez with Keller Williams Advantage Realty. Most of the neighborhood’s homes were built between the 1920s and the early 1950s, including bungalows, brick ranch-style homes and two-story cottages. Small, fenced-in yards are dotted with trees, and many homes feature detached garages. Single-family homes start in the mid-$200,000s and reach the upper $700,000s, with price tags increasing alongside square footage and recent renovations. There’s also a small selection of condos and townhomes in the neighborhood, with prices ranging from the mid-$100,000s to the high $300,000s. The area draws in a lot of first-time buyers due to its affordability compared to surrounding neighborhoods. East Colfax has a median price of around $430,000, while neighboring communities like Montclair and South Park Hill have medians of $660,000 and $1 million, respectively.

Commuting downtown and to nearby employment hubs
“What’s cool about the East Colfax Corridor is that you can get to downtown pretty fast, and Interstate 70 can get you to the mountains,” Valdez explains. “You can get to many different places pretty easily.” Whether you travel by car or rely on public transit to get across the city, you have options:
East Colfax Avenue can take drivers 5 miles west to Denver’s Central Business District, or 3 miles east to the Anschutz Medical Campus.
Regional Transportation District bus stops line Colfax, Montview Boulevard and Quebec Street.
The Central Park light rail station is a couple of miles north, offering a route to Union Station and Denver International Airport.
Community projects and development in the area
The East Colfax area is the midst of a revitalization phase, with projects ranging from added bike lanes to a new Bus Rapid Transit system along Colfax. The Colfax Urban Redevelopment Plan aims to encourage economic development in the area by adding new mixed-use spaces and reducing vacancies. Additionally, the East Colfax Neighborhood Association hosts monthly neighborhood cleanups.

Public schools nearby and open enrollment
Local families are served by Denver Public Schools, and Ashley Elementary, Denver School of the Arts, and Montclair School of Academics and Enrichment are all within a few blocks of the neighborhood. DPS offers an open-enrollment program, allowing families to apply to any school in the district, with admission primarily determined through a lottery system. There are also a handful of private schools in the area, including The Logan School for Creative Learning and St. Elizabeth’s School.

The neighborhood is named for East Colfax Avenue, an active business district that runs through the center of the community. “You’re close to a lot of commercial corridors,” says Stevenson Farnsworth, a broker associate with 1858 Real Estate. “There are tons of small businesses along Colfax, like bars, restaurants and food halls. You’re close to Stanley marketplace and lots of diverse food outlets.” Popular nearby businesses include:

Verbena Park offers green space, a playground, a baseball diamond and a basketball court, while the nearby Great Lawn Park adds creek-side walking trails and picnic shelters. Just north of the neighborhood, Fred Thomas Park has a playground and additional open space, along with facilities for volleyball, basketball, soccer and baseball. Locals can take their pups to the 3-acre Greenway Off-Leash Dog Park or go for a walk along the 2-mile Greenway Trail connecting Fred Thomas Park to Westerly Creek Park.

We hear police driving around here multiple times a day. Gun shots can be hear maybe every week. The police do seem to respond pretty well; however, the crime here is kind of ridiculous. I am concerned for my safety and anyone else who also is out walking to the bus multiple times throughout they day. It can be uncomfortable just walking a few blocks to the bus stop.
