A diverse housing market

South of Yale Avenue, the Heather Gardens Association caters to 55-plus residents with a variety of multi-family housing options, from one-bedroom condos to three-bedroom townhouses with attached garages. Most of these units were built between the late 1970s and mid 1980s. “We have a wide variety of floor plans for anyone who is looking for a retirement-type home,” says Lary Herkal, the general manager of the Heather Gardens Association. “Residents tailor their homes to what they want it to be.”

In the north side, single-family options were built throughout the ‘70s, with ranch-style homes, split levels and Colonial Revivals lining the streets. Most of these houses feature two-car garages and fenced-in backyards, with properties ranging from 7,000 to 10,000 square feet. There are also a few non-55-plus condo complexes in the north, including Le Chateau and Carefree Village.

Home prices and monthly fees

Condos and townhouses start in the mid $100,000s and reach the lower $500,000s, while single-family homes range from the mid $300,000s to the upper $500,000s, with prices increasing alongside square footage and modern renovations. The Heather Gardens Association has monthly homeowners association fees that vary across units, typically ranging from around $500 to $800 a month. These fees contribute to a variety of amenities across the community, including groundskeeping and 24/7 security.

Amenities and nearby parks

In addition to its diverse housing options, the Heather Gardens Association is an active community with resort-style amenities. Residents have access to heated pools, tennis courts, a fitness room, a library, a 9-hole golf course and much more. “There are activities every day. When I walk in, there’s always something going on – I’ll say hi to people, and they’re just having so much fun,” Herkal says. The welcoming atmosphere of the association and its residents speaks to how close the community is. Herkal continues, “The people who are here love being here. There are people who have been here for over 30 years. It’s truly what makes this place special.” There are a handful of nearby shopping centers and restaurants, including Iliff Plaza, which has a Walmart Neighborhood Market and eateries like Village Inn and French Press, which serves coffee, pastries and breakfast fare.

Crestridge Park lies on the north side of the neighborhood, with tennis courts, picnic tables and a playground. For more outdoor recreation, the expansive Cherry Creek State Park borders the community to the southwest and has over 4,000 acres of protected natural landscapes, with trails, boat launches, lakeside beaches and a campground. “The State Park is enormous,” says Caleb Pence, an Aurora-area managing broker with Black Crown Real Estate. “You can cycle for miles through it and there are beautiful cottonwood trees and creeks that feed the woods.”

Transportation and walkability

Sidewalks wind through both sides of Heather Gardens, providing easy access to recreation and amenities. Interstate 225 lies just west of the neighborhood and connects to interstates 25 and 70. Commutes to downtown Denver are typically between 25 and 35 minutes, depending on traffic. Regional Transportation District operates local bus routes, with nearby stops along Yale Avenue and Chambers Road. Additionally, Iliff Station is an RTD light rail transit stop for both the H Line and the R Line.

Aurora Emergency Dental is in the neighborhood, while HCA HealthONE Aurora is a full-service hospital around 3 miles north. Heather Gardens Association has its own library, craft room, clubhouse and more. Residents north of Yale can visit the Mission Viejo Library nearby. Denver International Airport is roughly 20 miles north.
