In Heritage Eagle Bend, a golf cart can be one's primary form of transportation. It's a community of suburbanites ages 45 and older where the homeowners' association maintains the lawns, and kids under 18 can only visit for up to 90 days a year. Monthly fees are required to fund things like trash, recycling and snow pushing, and the community's Architectural Advisory Committee must approve any exterior changes to homes. Though there is a separate large apartment complex and a small block of townhouses next to the highway, most homes in the neighborhood sit behind gated entrances with on-duty guards, ensuring the area remains safe and peaceful. The location is terrific for retirees, and with an average age of 72, residents can fill their free time with shopping, exploring parks and golfing.

Events at the clubhouse
Life here is centered around the 18-hole Heritage Eagle Bend Golf Club and community clubhouse with sprawling fitness facilities and entertainment. Street signs encourage cars to share the road with golf carts. "It's the most beautiful, open flowing course of the area," says Greg Livingston, Realtor at Keller Williams Realty. "There are some blind holes, but overall, it's serene and hilly, and the course is not too hard. It used to be private, but it's now open to the public. People can still get memberships for perks if they would like." In addition to tennis and pickleball courts, as well as a pool, the clubhouse has a 37,000-square-foot event space that gets rented for weddings, banquets and corporate events. The community is engaged and publishes a monthly newsletter, keeping everyone up to speed.
Ranches that back up to greenways
For added accessibility in an older population, "Heritage Eagle Bend is mostly comprised of ranch-style homes," Livingston notes. Taking inspiration from farmhouses, Craftsman designs and new traditional builds, the homes have multi-pitched roofs and decorative vinyl siding to contrast brick facades. Single-family houses have attached garages and small yards and range between $600,000 and $900,000. However, the need for spacious yards is obsolete, with a golf course meandering its way around the neighborhood. The other subdivision of the neighborhood is The Highland Villas. With no age restrictions, this suburb has a younger population and more approachable price points. Ranging from $400,000 to the high $600,000s, the duplexes have a similar look and their own homeowner's association.

A short drive to shopping plazas and an outdoor mall
Saddle Rock Village is just on the other side of the highway and is where residents can find a Target, pharmacy and other familiar retail. For a full day of shopping and stocking up on groceries, people can head north to Southlands Shopping Mall. The open-air retail center is anchored by Walmart, Sam's Club and department stores, so residents will be sure to find everything they need. Parkway Bar and Grill is the local watering hole for watching sports, seeing neighbors and enjoying classic American fare. According to Livingston, it's common for residents to forgo their cars and instead take a golf cart to dinner.

Accessible playground equipment for visiting children
The most extensive park in the area, Red-tailed Hawk Park, is at the neighborhood's northern end. A boarded pathway leads through the wetlands and around a multi-use field perfect for playing catch or letting dogs run. The 35-acre park has activity options like bocce courts, horseshoe pits and sand volleyball courts. In addition to a splash pad, the play area is accessible for children who may need additional support during their playtime.

Served by Cherry Creek School District
Although the neighborhood has a significantly lower population of children than average, it is part of a highly-rated school district. Coyote Hills Elementary is where children can expect to begin learning, and Niche rates it an A. Students can continue to A-minus-rated Fox Ridge Middle and A-rated Cherokee Trail High. The high school has over 30 sports and 50 clubs and activities for students to join.

Just south of the highway
Heritage Eagle Bend is 15 miles southeast of Aurora City Center and 30 miles from downtown Denver. There is no public transportation in the area. Still, onramps to the highway make it easy to get to Denver International Airport, hospitals and entertainment in Aurora.
