Early 2000s homes and golf course views

Most of the area’s homes were built between the late 1990s and early 2000s, from single-story living townhomes to stand-alone builds with over 4,000 square feet. Houses sit close together on small lots and have attached garages, with outdoor maintenance covered by monthly HOA fees, and many homes feature golf course views. Condos and townhouses start in the low $400,000s and reach the mid $700,000s, while single-family homes range from the upper $400,000s to the upper $900,000s.

HOA amenities and fees

Heritage Eagle Bend’s homeowners association takes charge of event planning, program organization and community maintenance. “It’s a senior neighborhood with a lot of amenities, including a club with a restaurant and lots of entertainment and community activities,” says Linette Welch, a local Realtor with HomeSmart Realty Group. A large clubhouse and community center lies on Heritage Parkway, with an outdoor pool, tennis courts, a fitness center and event spaces. Events range from holiday celebrations and live music showings to yoga classes in the fitness center. The HOA operates security gates at both of the neighborhood’s entrances, and is responsible for exterior maintenance such as landscaping, snow removal and exterior painting of residences. While prices vary some based on home type, most residents pay around $350 in monthly association dues.

Community regulations

Heritage Eagle Bend is a 45-plus community, and at least one owner must meet the minimum age requirement. Kids under 18 can only visit for up to 90 days a year and for no longer than six weeks at a time. Additionally, the community’s Architectural Advisory Committee must approve any exterior changes to homes and RVs and trailers can’t be parked in the street for more than 48 hours.

Golf-centered living

The neighborhood is centered around the Heritage Eagle Bend Golf Club. "It's the most beautiful, open-flowing course of the area," says Gregory Livingston, Realtor at Keller Williams Realty. "There are some blind holes, but overall, it's serene and hilly, and the course is not too hard. It used to be private, but it's now open to the public.” There are designated tee times reserved for residents, and golfers can purchase an annual HEB Ace Card, which includes discounted rounds for frequent players. The 18-hole, championship course is a par 72 with a link-style layout.

Businesses on Gartrell Road

Residents don’t have to travel far for their daily essentials or a meal out. At the corner of Gartrell Road and East Aurora Parkway, Eagle Bend Marketplace features a variety of businesses, including:

  • Heritage Cafe, serving sweet and savory brunch staples
  • Parkway Bar and Grill, a family-owned eatery with daily specials and weekly trivia
  • Achieve Sports Center which hosts kids' sports teams from volleyball to gymnastics
Saddle Rock Village lies on the other side of E-470 along Gartrell Road and is where residents can find a Target, a pharmacy and other familiar retail. For a full day of shopping and stocking up on groceries, people can head north to Southlands, an open-air mall with dozens of businesses, from big-box stores to clothing boutiques.
