Highline Villages
Neighborhood in Aurora, Colorado
Arapahoe County 80010, 80012
Condos and town houses abound
According to Morris, "If you're looking for nearby condo and townhouse options, you'll find them in Highline Villages. There's only a small section of single-family houses in the northern part of the neighborhood." Many multi-family communities make up this renter-heavy neighborhood, offering uniform, low-maintenance units complemented by pools and tennis courts. Buyers can also find a collection of traditional midcentury two-stories and L-shaped brick ranches. Sales prices in Highline Villages range between $250,000 and $380,000 — almost $150,000 less than the city's average. Detached homes can run as high as $450,000, but most have been lovingly maintained for years and don't often need renovations. And these listings go fast. On average, homes sell after 25 days on the market compared to the 42-day national average; many even sell within a week.Public courses are a golfer's delight
"Golfing is quite popular here," Realtor Jason Morris of eXp Realty, who hosts a YouTube channel about living in Aurora, shares. "The city does a really good job of maintaining its courses." Directly east across Peoria Street is Aurora Hills Golf Course, which opened in 1969 as the city's first municipal course. The course is known for being easily walkable, as paved paths crisscross the manicured lawn and offer views of the course's water feature. As afternoon turns to evening, locals can venture west across Havana Street to watch the sun disappear behind the Front Range while finishing a round on the CommonGround Golf Course. Morris says, "CommonGround used to be a military family course, but when they decommissioned Lowry Air Force Base, the city made it public." If residents would rather go for a calm walk without their clubs, they can hop on the High Line Canal Trail, one of the longest regional trails at 71 miles. Snaking through the center of the neighborhood, this popular path leads south right to Expo Park, where softball fields, tennis courts and a disc golf course await on more than 50 acres of green space.Career readiness and STEAM education
Young students living in Highline Villages attend Lansing Elementary School, one of the only schools in the area to offer a comprehensive program for deaf and hard-of-hearing students. Most students spend sixth through eighth grade at Aurora Hills Middle School, an IB World School that challenges students to think about career readiness through exploratory technical education courses. Both schools earn a score of C-minus from Niche. At the C-rated Aurora Central High School, students can take their education to the next level through one of many specialized career pathway programs. If these schools don't seem like the right fit, students in kindergarten through 12th grade can enroll in the charter Lotus School for Excellence, which maintains a grade of B on Niche and focuses on STEAM education.Highline Villages' transit options and emergency services
Most residents use cars to get around the city. Colorado State Route 30 creates the area's western border, and East Alameda Avenue is another major thoroughfare. Both connect to Interstate 225, which is about 2 miles east. Regional Transportation District bus stops can also be found around the neighborhood's perimeter. For long-distance travel, the neighborhood is just 14 miles from Denver International Airport. In the event of an emergency, locals are within 4 miles of UCHealth University of Colorado Hospital, a fire rescue station, and the Aurora Police Department.International flavors and Saturday shopping
Following a long day outside, locals like to stop off for a flavorful dinner at Taz Indian Restaurant. Diners can order dishes like spicy chicken vindaloo to warm the senses and chilled mango lassi to cool the palate. Megenagna is the spot for traditional Ethiopian dishes, and the restaurant also features a mini market selling imported goods. When residents need groceries, they can visit Sprouts Farmers Market or Safeway, each under 2 miles south. For heavy-duty retail shopping or even a night out, Town Center at Aurora is a bustling indoor mall only 2 miles east with over 150-plus retailers. Visitors can shop until they drop or catch a movie at Cinemark Century Theater.
