Easy access to golf, hiking and major employers in Meadow Hills

Most people know Meadow Hills for the Meadow Hills Golf Course and its large lots. There’s a mix of stand-alone homes and condos, and it draws a lot of families because it’s in the Cherry Creek School District (one of the best in the state). You’re about 15 minutes from the Denver Technology Center, which has hundreds of big tech employers, and around half an hour from downtown Denver. Also, you’ve got Cherry Creek State Park right across the street. It’s the go-to spot in Aurora for boating, hiking and basically any other form of outdoor recreation.

Home styles and cost of living

Largely developed between the late 1970s and early 2000s, Meadow Hills has a diverse housing scene, with options ranging from one-bedroom condos to single-family builds with over 5,000 square feet. Houses sit on spacious lots, some reaching over half an acre, with tall evergreens shading back yards and sidewalks. Modern traditional, ranch-style and craftsman-inspired homes are common, with price tags starting in the low $400,000s and reaching around $1.1 million. Condos and townhouses range from the upper $100,000s to the mid $500,000s. Association dues vary by subdivision, but most single-family homeowners pay between $50 and $150 a month, while condo complexes have fees between $300 and $400 a month. Dues cover things like trash pickup, complex pools, fitness centers and landscaping.

The Cherry Creek School District

Families in Meadow Hills are served by the Cherry Creek School District, one of the highest rated districts in Colorado. Parents and kids on the south side of the neighborhood can walk less than a mile to Sagebrush Elementary School in the bordering neighborhood of Pheasant Run. The district has an open enrollment program and is known for its high school career and technical education courses, with pathways ranging from health sciences to fashion design.

Commuting to major employers and downtown

The Denver Tech Center (DTC) is one of the largest employment hubs in the city, with a 900-acre campus encompassing over 1,000 unique businesses. Interstate 225 can take drivers around 7 miles east to DTC or around 6 miles north to the Town Center at Aurora, a popular shopping district. Downtown Denver is roughly 16 miles away. The Regional Transportation District operates bus routes across Denver and Aurora, with nearby stops along Chambers Road and Hampden Avenue.

Outdoor recreation in Meadow Hills

Once a country club, the now-public Meadow Hills Golf Course offers 18 holes on fairways highlighted by mature trees, fast greens and views of the Rocky Mountains. “Meadow Hills Golf Course is a big draw to the area,” says Christine Belin, an area local and Broker Associate at Evernest, LLC. Right next to the course, you’ll find an outdoor pool and tennis courts. Locals can walk to the south side of the neighborhood to Carson Park, which features a playground, picnic tables and walking trails. “It has a really nice little pond and playset for kids. It’s perfect for walking the dogs,” says Belin. Cherry Creek State Park sits right across the street from the neighborhood, spanning over 4,000 acres of rolling fields, wooded groves and open water. The park has around 35 miles of trails ideal for hiking, mountain biking and horseback riding, along with fishing piers, a marina and a sandy swim beach on the Cherry Creek Reservoir.

Nearby shopping and restaurants

In the neighborhood’s northeast corner, shopping centers are situated around East Hampden Avenue, with bars, convenience stores, takeout and fast-food places lining the street. For an evening out, you can head to:

  • Casa Vallarta, known for its classic Mexican fare and margaritas
  • Dry Dock Brewing, which has over a dozen craft beers
  • Pho 75, where you can order authentic Vietnamese dishes
For pantry essentials, shoppers can visit Europa, a specialty grocery store selling European imports, or head to the nearby King Soopers or Target. For more shopping, Southlands is an open-air mall around 8 miles east, with businesses ranging from big-box stores to brand-name clothing boutiques. “It’s the biggest shopping center in south Aurora, but people will drive from the other side of town because they prefer the shops and atmosphere of Southlands,” says Dossie Haiskey, an Aurora-area Realtor with Realty One Group Premier. Southlands also offers seasonal activities, including a splash park in the summer and an ice rink in the winter, according to Haiskey.
