Morris Heights

Single-story residential homes
Most houses in Morris Heights are traditional brick ranch-style homes that were built in the 1950s and 1960s and are lined along planned neighborhood streets. These properties typically have small front lawns that are shaded with mature trees, and driveways that lead to a garage. Backyards are spacious, giving homeowners the opportunity to personalize their space with fences, patios and playsets. Most of the ranchers sit at 1,500 to 2,500 square feet and range in price from $350,000 to $580,000. “Compared to other parts of Denver, your cost to purchase or rent a home is a lot cheaper. It’s the better affordability option,” Sirois says. Those who are looking for something smaller can find newer apartments like Peoria Crossing that cost $490,000 to $560,000. While there aren’t many, apartment complexes offer residents more convenient living with less maintenance. An abundance of employment opportunities
Morris Heights is a mecca for employment options, with several commercial business parks and manufacturing facilities in the north and west sections of the neighborhood. Despite the large warehouses and wastewater treatment plant, the air quality is on par with the rest of Colorado and remains healthy. Residents can find jobs with many industries in the area, or head two miles south for a career in health care at the UCHealth University of Colorado Hospital. “The Anschutz Medical Campus is the crown jewel and primary draw of the area. Whenever people are looking at Morris Heights, it’s because of its proximity to a fantastic medical center,” Sirois explains. As the only academic hospital in the region, Anschutz teaches new doctors and employs practicing ones.Greenways, trails and neighborhood parks
When residents need a breath of fresh air, there are plenty of opportunities for outdoor recreation in the area. The neighborhood straddles the Sand Creek Greenway, which is an 86-acre park and open space that surrounds Sand Creek. Visitors can go hiking or biking along several trails that wind through the land and around small ponds, including the Sand Creek Greenway Trail and the regional Colorado Front Range Trail. Bluff Lake Nature Center is just west of the neighborhood and offers people a place to enjoy the wildlife habitats and learn about local flora and fauna through programs and events. Additionally, Park Lane Park is where people can go to practice their athletic skills on the soccer field or basketball court. Come back in the summertime and cool off at the outdoor pool, with its corkscrew slides and splash zone.Getting a quality education in Aurora
Most children living in Morris Heights start their education at Park Lane Elementary School, which is centralized in the neighborhood and maintains a C-minus grade on Niche. From there, students can attend North Middle School. Despite its C-minus Niche grade, North Middle prepares students for the real world through classes that teach health science and technology. Lastly, Hinkley High School can help its students succeed thanks to its C-plus Niche grade, International Baccalaureate Program and Career Pathways courses.Morris Height’s transportation hub
Traveling in and out of Morris Heights includes numerous commuter options. Peoria Station is an RTD transit hub offering several different modes of transportation. Residents can hop on the R Line light rail to get to Aurora’s city center, or use the A Line train to travel to Union Station in Denver. The A Line train can also take people to the Denver International Airport, which provides commercial flights all over the country. There are four local bus lines that stop at Peoria Station and have fixed routes along the neighborhood’s main roads. Those who prefer to drive have easy access to both Interstates 225 and 70. “This is the part of town where you really need to have a car to get around,” Sirois says. “It’s easy to stroll over to the greenway from your home, but it’s not particularly walkable to shops and restaurants.”Shops and restaurants near Morris Heights
Despite all of the neighborhood's commercial spaces, Morris Heights has limited shopping and dining options. Close to Peoria Station, there’s an El Angel Market for grocery shopping, but most businesses are trades and services. Mariscos El Muchancho Alegre is one of the only restaurants in the area, serving authentic Mexican seafood dishes. For more options, residents can travel two miles south to the Anshutz Medical Campus. Start the day at Lost Coffee or end it at Cedar Creek Pub with a local beer and gourmet burger. Residents can also travel two miles west from the neighborhood to get to a large commercial corridor along East Colfax Avenue. There are several chain and local restaurants along the stretch, including La Machaca De Mi Ama and Little Caesar’s Pizza. Retail options include nationally known brands like Walgreens and Walmart.
