Why locals love Painted Prairie

Painted Prairie is a new master-planned community on the Denver outskirts designed to mimic neighborhoods from the past, using a neo-traditional design that prioritizing parks, walkability, front porches and common areas. Construction kicked off in 2020. A town center and a school are in the plans for the near future. The Denver International Airport is a 10- to 15-minute drive north.

What to know about home sizes, styles and prices in this area

More than 70 different styles from 10 builders are intermixed on the neighborhood streets, with options for townhouses and single-family homes. Properties here are on the large side, averaging about 2,200 square feet, with plenty of two-story options. Some feature alley-fed garages behind them, rather than in front. "So if you drive down the street, you're not going to see that big garage door in front of the house. . . so that way your front porch becomes much more prominent and then you're able to step out into a pocket park," says Michelle Tripp, communications and outreach manager with Painted Prairie. Single-family prices range from the mid-$400,000s to the high $700,000s, and townhouses prices range from the high $300,000s to the high $400,000s.

Walkable parks and gathering spaces fill the neighborhood

Tripp says Painted Prairie's pocket parks are its greatest amenity. The 22-acre High Prairie Park is the highlight, with natural play areas, a barbecue pavilion, an event lawn, ski-chair swings and some of the best views in the neighborhood. It hosts outdoor movies and music in the park in the summer and the popular Prairie Harvest Fest in October. "You can walk outside, you can have the kids, meet your neighbors for cocktails, those types of things," Tripp says. "All of the parks link together, so as you walk through the community, you can walk all the way to where the Town Center is. So even if you're at the far edge, you have the ability to walk throughout the parks."

A convenient neighborhood for commuting and catching flights

Painted Prairie is about 18 miles northeast of downtown Denver, convenient to Peña Boulevard. "It's great to get to the airport from this neighborhood because it's only like 10 or 15 minutes, and you don't have to get on I-70. You go the back way," says Karen Heydman, a Realtor with Keller Williams Foothills Realty. "That was why my client bought [there], because she was business traveler and Denver is so in the middle of everything, so it was convenient for her to own a home right there by the airport." While it's common to see planes, it's rare to hear them, says Tripp, but it's possible if runways or traffic patterns change.

Kids travel out of the community for school, for now

Kids are zoned for Aurora Highlands P-8, about 4 miles away, and Vista PEAK Preparatory School, about 10 miles away, as part of Aurora Public Schools. The high school offers AP classes along with career and technical education pathways in business, biomedical sciences, STEM, fine arts, digital media and communications, design and multimedia arts and fashion design. School choice is also an option with themed magnet schools and districtwide open enrollment. A new elementary school is also in the plans within the community.

Town Center is still in the planning phase

Shopping and dining are in Painted Prairie's future, with a Town Center underway. It's still in the planning phase, but poised to be a community hub with restaurants, hotels and an another event lawn. In the meantime, options like King Soopers, Natural Grocers, Walgreens and plenty of restaurants are roughly 3 miles away at the intersection of Green Valley Ranch Boulevard and Tower Road.
