Home styles and diverse price points
The neighborhood is divided into four distinct subdivisions. The north end features two gated townhome and single-family communities built in the early 2000s, while Bellewood Drive and Grand Avenue are lined with 1990s stand-alone homes with tidy front yards. On the far-south side, houses date back to the 1970s and sit on private, spacious lots shaded by tall evergreens and oaks. Most homes have attached two-car garages, and, on the south side of the neighborhood, fenced-in back yards are common. “You have people from a range of lifestyles moving here because of the diverse housing selection,” says Cindy Dassinger, a local Realtor with Metro Home Finders Inc. “You’ve got huge lots in the south with custom builds, and cozy patio homes up north, but the main reason people move here is for the park.” Townhouses start in the mid $500,000s and reach the upper $600,000s, while single-family builds range from the upper $600,000s to around $1.3 million.

HOA amenities and fees
The 1970s homes in the neighborhood's south end have no homeowners association fees, while other residents pay monthly dues ranging from $70 to $350. The Villas at Cherry Creek townhomes charge higher dues for access to the community pool and clubhouse, along with trash pickup and landscaping.
Cherry Creek State Park and nearby recreation
Park Villas is bordered to the west by the 4,200-acre Cherry Creek State Park. “There are not a lot of large bodies of water around Denver, but, on Cherry Creek reservoir, you can paddleboard, canoe or take a boat out," says Christine Belin, an area local and Broker Associate at Evernest, LLC. "It’s one of the few areas where you can have boating and water activities, and there are a lot of outdoor activities that you don’t get throughout the city.” The park’s trail system connects to the neighborhood on Bellewood Drive, with over 30 miles of single-track trails ideal for hiking and mountain biking. Additionally, Cherry Creek features a 100-acre off-leash dog area, campgrounds, a shooting range and fishing docks. The Meadow Hills Golf Course is around 3 miles north.

A highly rated school district
Park Villas is served by the highly rated Cherry Creek School District, one of the most sought-after districts in the Denver area. The community’s designated public schools are all within a 2-mile drive, and the district offers an open-enrollment school choice program. High schoolers can earn dual credit without leaving campus through concurrent enrollment courses and take career and technical education courses in fields ranging from coding to interior fashion and design.
