An attractive east Aurora suburb

The area’s residential streets are quiet, lined with tidy front yards and well-maintained sidewalks leading to public parks and schools. “The Cherry Creek School District, central location, and proximity to shopping and the movie theater are the biggest draws here,” says Andrew Malkoski, broker associate at the Malkoski Group with The Denver 100. “It’s a convenient location between two highways without any urbanity to it.” The neighborhood is removed from the noise of downtown Denver while still providing easy access to shopping and amenities.

The local housing scene and cost of living

Split-levels, ranch-style homes, bi-levels and modern traditional homes are common in Seven Hills, many built between the late 1970s and mid ‘80s. Fenced-in back yards and attached two-car garages are common, with lot sizes ranging from around 4,000 square feet to just over a quarter of an acre. “This side of town is unique in that you get larger, flat yards,” says Caleb Pence, managing broker with Black Crown Real Estate. “It sounds simple, but in some of the neighborhoods further west, you’ll find sloped back lots that aren’t ideal for entertaining or play.”

Homes start in the low $300,000s and reach the upper $600,000s, with prices increasing alongside square footage, property size and recent renovations. The neighborhood’s median home price is lower than that of both Arapahoe County and Denver County. While most houses are not undern a homeowners association, some subdivisions like The Bluffs at Seven Hills charge monthly dues for things like trash pickup and recycling.

Public and private education in Seven Hills

The highly rated Cherry Creek School District is considered one of the best districts in the Denver area and is a big draw to Seven Hills and the surrounding neighborhoods. Arrowhead Elementary School is within a mile walk of many houses in the neighborhood. Many students attend Horizon Middle School before heading to the highly rated Smoky Hill High School, known for its extracurricular offerings and career and technical education programs. Private schools in the neighborhood include St Michael’s Preschool and Peace with Christ Christian School.

Nearby parks, natural areas and trails

It's common to see neighbors out walking their dogs, riding bikes or using the open space at Seven Hills Park. The 7-acre park also has a baseball diamond, pickleball courts and a playground. The Unnamed Creek Trail winds through the park and spans 2 miles from Central Recreation Center to the soccer fields on Hampden Avenue. The recreation center has a gymnasium, fitness studios and an indoor pool and hosts a variety of programs, from martial arts classes to hot yoga. Plains Conservation Center is around 2 miles east of the neighborhood and is home to over 1,000 acres of prairielands, walking trails and animal habitats, with species ranging from pronghorns to prairie dogs.

Shops and restaurants on Hampden

Seven Hills Plaza lies in the southwest corner of the neighborhood and has a movie theater, a sporting goods store and a salon. There are also a variety of local restaurants in the area.

  • Taqueria Jalisco is known for its authentic Mexican cuisine.
  • Pearl of Siam serves Thai bites from curries to stir fry.
For groceries, shoppers can swing by Natural Grocers, Safeway or King Soopers. “There has been an increase in electric vehicle charging stations across the area’s shopping centers in recent years,” Pence says. At a lot of the grocery stores and gas stations on this side of town, people can plug in before they do their shopping.”

Commuting and major employers

Nearby major employers include the Centennial Airport and Buckley Space Force Base, both within a 10-mile drive of Seven Hills. Downtown Denver is around 20 miles northwest via Hampden Avenue and Interstate 25, while Denver International Airport is roughly 18 miles north. Local bus stops are operated by Regional Transportation District.
