Enjoying the Colorado sun in Sunny Vale
Flanked by the state-of-the-art Lowry Sports Complex, the bustling Hangar district and CommonGround Golf Course, Sunny Vale is full of shining opportunities and welcoming residents. Locals love to engage in outdoor recreation, and the housing market attracts more buyers daily. “After the Lowry Air Force Base was decommissioned, the city really built up the area, and Sunny Vale got caught up in the middle,” says Realtor Jason Morris of eXp Realty, who hosts a YouTube channel about living in Aurora. “But since it’s an older community, the housing stock is still more affordable than other areas.”
Sunny Vale has great proximity to Lowry and it's famous Hangar district.
You'll find brick ranch style homes in Sunny Vale.

Air Force history and good eats
To the west of the sports complex, Hangar 2 captures all the energy of a 1940s Air Force base and pairs it with a bustling shopping and dining complex. The area is home to the Wings Over the Rockies Air & Space Museum, where visitors can learn about the former Lowry Air Force Base’s history. Afterward, folks can grab a drink at Lowry Beer Garden and chow down on classic pub grub with an artisan twist. For a more laidback experience, North County’s Baja-style menu transports diners to the coast with fresh fish tacos and charcoal-grilled oysters. Closer to home, locals can indulge in classic Italian dishes at Pomodoro Pizza Pasta, which serves everything from aromatic garlic knots to eggplant parmigiana. Groceries are only 1 1/2 miles away in Hoffman Heights shopping center; King Soopers is the nearest grocer and offers weekly deals on fresh produce and foodstuffs.
Nearby Lowry has lots of great date night options in the Hangar District - like North Country.
Aviation enthusiasts will love how close Sunny Vale is to Wings Over the Rockies Air & Space Museum.

New construction has finally arrived
Buyers can find midcentury brick ranches with three to five bedrooms throughout the neighborhood; these listings typically run between $350,000 and $560,000. Many homes feature well-manicured front yards with paved walkways. Deep backyards offer space for playsets, gardens and patios, and most homes include a driveway and a garage. Developers with fresh ideas are brightening Sunny Vale up with contemporary three-story town houses on the east side of the community, some of which are already outpricing most single-family homes at almost $550,000. “That area used to be an old retail development and a big facility for a local telephone company, but it had been vacant for about 20 or 30 years,” Morris says. “Around 2022, they finally got the okay to demolish it and redevelop the area.” As construction continues and is completed, the developers have additional plans to create a plaza surrounding the homes, featuring shared courtyards, retail spaces and art installations.

GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
