"The closer to the mountains you get, the more expensive the houses are, so Tollgate Overlook is one of the more affordable neighborhoods of Aurora," says Gregory Livingston, a Realtor at Keller Williams Realty who has been selling homes in the area for over 20 years.
Single-family homes start in the low $400,000s and reach the upper $600,000s, while condos and townhouses range from the low $100,000s to the mid-$400,000s. While the neighborhood does not have a homeowners association, some multi-family complexes charge monthly dues. Robinwood Condominiums has a monthly fee of around $450, while Windcreek Condos charges around $300 a month.

"There is easy access to the base and many hospitals in the area,” says Livingston. “Military personnel are moving there, but so are doctors and medical specialists," UCHealth is another major employer, around 6 miles northwest. “A lot of people don’t realize it, but Aurora has a lot of jobs in tech and defense,” says Caleb Pence, an Aurora managing broker with Black Crown Real Estate. “The base has a lot of military jobs, but they hire a lot of tech contractors from Lockheed Martin, Raytheon and similar companies.”
