An esteemed school district and ample accessibility are the twin pillars of Village East, an established Aurora neighborhood developed in the 1960s. “The Cherry Creek School District has consistently been one of the highest rated in the metro Denver area,” says Cynthia Munson, Realtor with MB Metro Brokers Realty, who has sold in the area for 14 years. “The neighborhood also has a pedestrian-friendly shopping center, several greenways and parks, so it’s definitely a fit for people who like an outdoor lifestyle.”
Midcentury homes and spike in new construction
Ranch homes, farmhouses and split levels share the spacious streets of Village East. Most houses were built in the 1960s and ‘70s, though some new construction is starting to develop on the neighborhood’s northern end. “The average price will fall in the low-to-mid $500,000 range, which is just slightly more affordable than the metro area, which is around $570,000,” Munson says. Mature trees and small gardens are scattered across modest front lawns that spill onto wide sidewalks. “There is a lot of community pride here that shows in how well-maintained the homes and yards are,” Munson says. Backyards are equally roomy, with most lots reaching nearly a quarter acre.

Highly rated Cherry Creek schools offer STEM courses
Village East falls within the Cherry Creek Public School District, which Niche rates the 3rd best in Colorado. The neighborhood’s youngest students attend either Village East Elementary School or Ponderosa Elementary School. The two elementary schools and Prairie Middle School have been given B-minus ratings from Niche. The middle school shares a campus with Overland High School. Wedged between the two is the Institute of Science and Technology, where high school students can take STEM-focused courses. Career concentrations include health sciences, engineering and technical communications. Overland High School is also the highest rated among the three schools attended by students in Village East, earning a B-plus from Niche.

Community parks connected by creekside trail
Students who attend Village East Elementary School can walk out the front doors onto the grassy grounds of Village East Park. The community green space has a playground and baseball field. A portion of the scenic Westerly Creek Trail also runs through the park, which can connect hikers and bikers to more outdoor activity at Utah Park. Much of the action is centered around a small pond ideal for fishing. During baseball season, locals pack the bleachers at Schenbeck Field at the park’s southern end to cheer on Overland High. Tennis courts, an indoor pool and a playground perched on a rubberized floor are also popular features. After undergoing renovations, Canterbury Park reopened in 2022 with a new looped walking path. The playground also got some updates, including a turf-covered hillside with a slide and rope ladder. Shade panels were added to partially cover the playground and picnic tables dotted around the park.

Revitalized shopping center
What was once an eyesore for the neighborhood has become a shopping and dining destination. “There was an old mall that closed and was later torn down,” Munson says. “Now there is a walkable strip mall with a Target, Sprout’s Farmers Market and other stores.” Locals flip through the racks at Ross and Kohl’s. Outdoor enthusiasts will want to head to DICK’s Sporting Goods on-site. The complex sits off South Havana Street, surrounded by chain restaurants like Buffalo Wild Wings, Starbucks and Chick-fil-A. On the other side of the thoroughfare, residents will find several options for weekly grocery runs, including King Soopers and Costco.

Commuters have easy access to I-225 and RTD stops
Commuters working at one of the area’s major employers, including the University of Colorado Hospital, The Medical Center of Aurora and businesses housed in Denver Tech Center, have easy access to Interstate 225. The freeway also connects residents to Denver International Airport, roughly 20 miles northeast. Making the trip to downtown Denver will require a 9.5-mile drive along State Highway 83, which sits just west of the neighborhood. Locals are also served by Regional Transportation District buses, with multiple stops along Havana Avenue, Iliff Avenue and South Peoria Street.
