The residential subdivisions of Big Woods Marmion are some of the Aurora area’s newest additions. More than 40 years before the construction of Ginger Woods or Butterfield Oaks, the area was known as Weston, Illinois, a small village nestled between Batavia and Naperville. After the National Accelerator Laboratory broke ground in the 1960s, new possibilities arose along Butterfield Road. Today, subdivisions lined with new traditional homes neighbor modern industrial hubs housing shipping, logistics and manufacturing companies. “Part of the appeal is the neighborhood’s proximity to the city,” says Brady Byrne, a local broker with Baird & Warner Real Estate. “It’s close to Interstate 88, which leads straight into Chicago. But it’s also part of District 204, so parents with careers in the city can still send their kids to highly-rated schools.”
New traditional homes line winding cul-de-sacs
Big Woods Marmion divides into neat subdivisions, primarily accessible from Butterfield Road. These winding streets and cul-de-sacs are compact with single-family homes and townhomes built in the early 2000s. “Homebuyers here are looking for a sense of community in a safe area,” Byrne says. “And a big draw is the mix of housing options. You have single-family subdivisions near the Illinois Prairie Path, and then you have townhome communities where they take care of your lawn and remove snow.” Ginger Woods, for example, flaunts single-family builds with new traditional architecture just west of the path. These properties include more than 2,000 square feet of living space, priced between $525,000 and $925,000 — above average compared to surrounding subdivisions.
East of the Illinois Prairie Path, Butterfield Oaks and The Savannah offer Colonial Revivals, ranch-style homes and split levels priced between $230,000 and $460,000. Townhome communities, like Country Oaks and Parkside at Countryside, have similar architecture and offer units for between $160,000 and $375,000. Homebuyers can expect manicured sidewalks, gardens and foliage throughout the area regardless of their chosen subdivision or housing style.

Niche gives Indian Prairie Community an A-plus and Batavia an A. In the Indian Prairie district, Gwendolyn Brooks Elementary School earns an A on Niche, located 4 miles south on Eola Road. With the same grade, Francis Granger Middle School introduces students to various extracurriculars, from sports leagues to exploratory clubs in 3D printing and robotics. Metea Valley High School ranks No. 2 in the county with an A-plus. The high school organizes extracurricular activities according to their disciplines, aiding in college and career readiness.
Marmion Academy is a private, all-boys Catholic high school off of Butterfield Road. Just blocks from the DuPage County line, the academy is located in neighboring Kane County, where it ranks as the No. 1 private high school. With an A on Niche, Marmion operates under the Benedictine monks of Marmion Abbey, a historic Catholic institution that opened alongside the school in 1933. The academy takes advantage the area’s industry through partnerships with companies like Aztech Engineering and Aurora Air Products.

The Fermilab Bison Barn on Butterfield Road
When the National Accelerator Laboratory opened in 1966, residents of northern Aurora hardly expected a herd of bison to follow suit. And yet, the lab’s very first director established the bison as a symbol of frontier research in particle physics. Dr. Robert Wilson’s bison herd still roam the campus today, though much has since changed. The laboratory, now called Fermilab, sits just north of Big Woods Marmion’s residential subdivisions. Dense foliage on Butterfield Road conceals the campus from nearby residents. But the bison barn remains open to the public, a spectacle among students on spring field trips to the lab.

The Illinois Prairie Path is a walkable landmark
The 61-mile Illinois Prairie Path cuts through the center of Big Woods Marmion’s subdivisions. Residents can easily cross between DuPage and Kane Counties by foot or pedal on the trail’s Batavia Spur, which spans 7 miles from I-88 to Downtown Batavia. One access point is at Ginger Woods Park, next door to its titular subdivision. Residents can reach the park’s playground and ball fields via a paved path on Charter Oak Court. In the Butterfield subdivision, Butterfield Park offers additional walkable amenities. Ball courts and fields pair with a playground and walking paths connected to various surrounding streets. “The Prairie Path is definitely more well-known, and it attracts a lot of runners and bikers,” Byrne says. “But another draw is the Stonebridge Country Club. Even if you live in Ginger Woods or Butterfield, you can still be a member there.” Situated in its own subdivision farther south, the private, 18-hole course allows members from across the region to join.

Abbey Farms’ annual events raise funds for Marmion Academy
The same year that Marmion Academy opened its doors, the Benedictine monks of Marmion Abbey began planting trees on a small plot of land next door. By 1949, the plot had transformed into Abbey Farms, a nonprofit farmstand raising money for the academy. While patrons can browse locally-grown produce daily, many come specifically for the farm’s annual events. From the Strawberry Harvest in June to a Christmas in July Craft Show, summer is packed with wine tasting and shopping local artisans. In the fall, Pumpkin Daze features a corn maze, petting zoo, tractor rides and pumpkin picking. Come winter, the farm offers a wide selection of Christmas trees.

Brunch for days the Double Yolk Pancake House
Butterfield Road connects to nearby subdivisions and industry hubs, while big-box stores and retailers sit closer to North Aurora. Quick stops like the UPS Store and Starbucks occupy strip malls surrounding Walmart Supercenter. In the same vicinity, Double Yolk Pancake House and Restaurant serves everything from French toast to fresh fruit and grilled sandwiches. Chicago Premium Outlets are just south off of I-88. Department stores like Saks Off 5th feature name brands like Fossil and Nike. From the interstate, residents have additional shopping options. Some head west into Aurora for Target, Woodman’s Food Market and an array of shops selling everything from vintage furniture and bicycle parts. Others had southeast into Naperville for Meijer, Menards and the Fox Valley Mall, all located along Route 59.

Big Woods Marmion sits halfway between Aurora & Naperville
Most residents of Big Woods Marmion are car-dependent, but Pace Suburban bus stops remain accessible along Farnsworth Avenue and Kirk Road. Riders can head 9 miles southwest into Downtown Aurora or reach the city by bike on the Illinois Prairie Path. The nearest emergency room, Ascension Mercy Hospital, sits 6 miles southwest. Naperville is equidistant, home to the Route 59 Metra station. “There’s an express train there in the morning,” Byrne says. “Usually, when you take the Metra to Chicago, it stops every few minutes. But the express is nonstop and a lot quicker of a commute.” Those opting to drive can expect a 40-mile trip east on I-88. Out-of-state travelers will also use the interstate to reach Chicago O’Hare International Airport or Chicago Midway International Airport, both more than 30 miles away.
