A fast-developing hideaway along Lake Austin
As Austin continues its trend of rapid, tech-derived growth, home buyers are running from downtown for the hills, seeking all the benefits that come from living near Lake Travis. In that rush, many have found a place of their own in Apache Shores – a largely rural community that is quickly transitioning into an area of dense luxury. "Apache Shores is a little community in the 78734 [zip code] that's blowing up right now," says Realtor Desiree Rogacki of Coldwell Banker. "It used to be mobile homes and cheaper houses. Since Covid, and everybody kind of moving out here, it has changed greatly." With the buying up of many original properties, Apache Shores now offers building lots en masse and new construction to boot. Properties and home values are thusly growing fast, and it's no surprise considering the top-tier schools and spectacular access to serene naturescapes that residents enjoy on a daily basis.
Custom building for less than most of Austin
There are still some original ranchers and small cottages throughout the neighborhood, but these do not often go up for sale. What tends to be the most popular option is custom building, often resulting in a multi-story new traditional farmhouse with modern fixtures and design elements. Most development lots sell for at least $75,000 and can reach as high as $500,000 depending on acreage and location, and that's not including the cost to build. "Anything in Apache shores that's on Lake Austin is $2 million-plus," Rogacki says. While there are still some deals to be found around $600,000, most buyers can expect to pay at least $775,000 or more, often going into the millions.

Top-tier schools with early college credits
One of the biggest draws to the area is that "It's got fantastic schools," Rogacki says. "Lake Travis ISD is one of the best districts in the state." Most students begin at Lake Travis Elementary, rated B-plus by Niche. Next comes Hudson Bend Middle School, which has a Niche score of A and class sizes well below the national average of 17 students per teacher. Finally, students attend Lake Travis High School for grades 9-12, which is an A-rated school that offers dual enrollment courses with the University of Texas at Austin.

A car-dependent, main route community
Apache Shores residents are fully car-dependent, as there are no sidewalks nor public transportation in the neighborhood. Traffic is generally not too heavy, although the main connection route to the neighborhood of Ranch Road 620 does experience slowdowns near more developed areas such as the Lakeway Town Center.

About 3 miles down Ranch Road 620, the Lakeway Town Center is where most Apache Shores residents go for entertainment and necessities. Restocking the pantry is easy with the choice between a Randalls or a H-E-B grocery store. Other errands, like mailing packages, depositing checks and refilling prescriptions can also be taken care of at the town center. Right next door, Oaks at Lakeway shopping mall has a litany of chain and local eateries to try, from lunch at Torchy's Tacos to brunch with friends at Vivel Crepes & Coffee. And even further east, Lakeway Plaza houses additional eateries, as well as nightlife options, including a cigar bar and an Irish pub.

Lake access and Hill Country views all around
With a location between Lake Austin and Lake Travis, residents find themselves in one of the most scenic areas near Austin. "What sets us apart from I think anywhere else in Texas is the Hill Country views. It's absolutely gorgeous," Rogacki says. "You have easy access to two large bodies of water, so it's the closest place to go to get on your boat or get on a friend's boat and go swimming. And it's clear water, so you're not going into this murky, dark water like you see in some other lakes around the country." If they prefer to stay on shore, there's plenty of other places to go, including a neighborhood community center with a swimming pool and tennis courts. Public golf courses, such as Falconhead, are in no shortage around the region. For something more serene, the Chaetura Canyon Wildlife Preserve sits inside the community. This 8-acre sanctuary for Chimney Swifts and Golden-cheeked Warblers and all other kinds of wildlife is among the best birdwatching areas in Hill Country, but advance reservations are required.

Block parties and seasonal markets
The Apache Shores Property Owners Association hosts frequent events and activities that get the community together. Events like pumpkin carving, holiday and springtime markets, and wintertime Polar Plunges in Lake Austin are just a few of the ways residents become engrained in their community. "A lot of the people in these communities all become friends," Rogacki says. "There's always little block parties, or during the holidays, they all get together."
Things to consider
Apache Shores is in an ember zone, leaving it mildly vulnerable to wildfires. In the summertime, "it gets so extremely hot here," Rogacki says. Lowering the heat index and wildfire risk is largely dependent on a property's mitigation, which the Austin Area Wildfire Division has created extensive online resources for. Pet owners should also take note of their area's non-human inhabitants. "We don't have wildlife issues, except for the normal deer. And we do have coyotes," Rogacki says.
