Eclectic homes with an atmosphere that feels off the beaten path

Properties in Cuernavaca range from midcentury bungalows and ranch-style homes to custom-built modern farmhouses. The area has a layered, eclectic feel shaped by multiple subdivisions. “It’s a really diverse neighborhood as a whole,” says local Realtor Monica Jones, who’s with Compass and has over 20 years of sales experience. "There’s a lot of different builders and kinds of homes.” Lots of at least a half-acre are common around Cuernavaca, making it feel more rural than suburban, and some of the homes in sections like Saratoga Point and Rio Robles include lakefront homes. Houses under 3,000 square feet sell for prices from the mid-$400,000s to $1.2 million, while larger properties can range anywhere from $1.25 million to nearly $9 million.

Students have access to highly rated Eanes schools

Cuernavaca is zoned to the Eanes Independent School District. “It's continuously one of the top-rated (school districts) in the state, and it's hard to find new homes in the area that are zoned to Eanes,” Jones says. Students may attend Barton Creek Elementary School and then advance to West Ridge Middle School, which are A-plus rated on Niche and located down the street from each other. St. Stephen's Episcopal School is a private option that’s located about 10 miles away and serves students in grades 6 through 12.

Disc golf, hiking trails and Lake Austin access

Lake Hills Park, one of the signature features of this area, is a private space that cozies up next to Lake Austin, a segment of the Colorado River. “Being close to the river is a big draw,” Jones says. The park is private, but access is an option for many in Cuernavaca through the Lake Hills Community Association. The park features:

  • A pool that’s open from late May through early September
  • A full-length basketball court
  • A boat ramp and a beach along the lake
Nearby Commons Ford Ranch Metropolitan Park is a 215-acre public spot to access Lake Austin, with a dock, a space for swimming and trails through prairie land. Disc golfers can also test their skills in the neighborhood at the Austin Ridge Bible Church course, a heavily wooded, 20-hole circuit known for significant elevation changes and technical shots that wind up and down a ridge.

Lakeside café, boutiques and hand-pulled pasta

Cuernavaca has a dining scene with unique flair. The choices include Civil Goat Coffee, where you’ll find actual goats roaming around the patio outside and a menu featuring açaí bowls and salads in addition to coffee. Other spots in and around the neighborhood include:

  • JoJo's Bakery, a family-owned bakery and café with pastries and cakes, as well as brunch and lunch items
  • Patrizi's, a casual spot for hand-pulled pasta and house-made sauce
  • Ronnie's Real Food, a reservation-only restaurant with four-course meals on a weekly rotating menu
  • Ski Shores Cafe, a laid-back lakeside café that’s been open since 1954 and serves items ranging from burgers to catfish
Lakehills Grocery is a centrally located store in Cuernavaca for quick food pickups that is known for its well-stocked wine section. You can make the roughly 7-mile drive to the Hill Country Galleria for more shopping. The mall has stores like Dillard’s, Dick’s Sporting Goods, H&M and J. Crew Factory, plus a Whole Foods Market. The Shops at the Galleria plaza across from the Hill Country Galleria includes Trader Joe’s, Lowe’s and Best Buy.

Bee Caves Road links Cuernavaca to the heart of Austin

Commuters in Cuernavaca can quickly hop on Bee Caves Road for trips to downtown Austin, which is about 12 miles away. Nearby Loop 360 provides a north-south corridor and is a route to Austin-Bergstrom International Airport, about 20 miles away.
