Barton Creek brings resort-style living to Austin’s outskirts

Barton Creek is like its own world within the wider Austin metro area. Barton Creek Boulevard is one of the only ways to access this secluded neighborhood, a long road lined with gated subdivisions, Barton Creek Country Club and the Omni Barton Creek Resort & Spa. The homes behind the gates stand tall among Austin’s west-side hills, with floor plans often well over the citywide average. When you emerge from Barton Creek Boulevard and turn onto nearby thoroughfares, you have an array of restaurants, grocery stores and other businesses at your disposal, just minutes away.

What home styles, sizes and prices look like around Barton Creek

Though they share the same rustic environment, homes around Barton Creek aren’t cookie-cutter. Instead, you’ll find all manner of Spanish-, Mediterranean-, contemporary- and New Traditional-style houses around various pockets of the neighborhood. The area is organized into a series of several subdivisions, like The Foothills and Verano Drive, and some of them are gated. A quality they all share is space: Homes here average over 4,500 square feet, which is double the Austin average of roughly 2,200 square feet. Lots start at around three-tenths of an acre, but it’s not uncommon to find properties well over an acre. Some of the neighborhood’s houses line the fairways at Barton Creek Country Club, but only select properties within the neighborhood come with built-in club access. The ones that do have a Property Owners Social Membership. “Whoever buys that house would not have to pay an initiation fee to the club, but would automatically be charged dues every month for access to pools, the weight room and the members' clubhouse. It’s like a swim-and-social type of membership,” says Joanie Capalupo, a local broker who’s with Compass and has over 20 years of experience in the real estate business. “If they wanted to upgrade to tennis or golf, they could, but they would have to pay the associated fees with that.”

While not every home has a club membership, properties around Barton Creek have monthly HOA fees ranging from about $80 to approximately $800. Single-family houses in the area sell for about $1.3 million to $5.5 million. The neighborhood also has condos, and they usually run from the upper $600,000s to the lower $800,000s.

Golf, tennis and trails shape recreation in the area

The community’s Barton Creek Country Club encompasses four 18-hole golf courses. There’s also a fitness center that, at 33,000 square feet, is the largest at any private club across Texas. The tennis complex has 10 traditional hard courts and two pickleball courts. There’s also an outdoor pool and Foothills Bar & Grille. “The club is very popular,” Capalupo says. The Omni Barton Creek Resort & Spa next door features 493 rooms and a 13,000-square-foot spa. Places to get active outside of the country club include:

  • Lost Creek Neighborhood Park, which has a playground and a gazebo
  • Wild Basin Wilderness Preserve, a 227-acre space with a waterfall and 3 miles of trails that require a reservation and an entrance fee on the weekends
  • Barton Creek Greenbelt, where you can hike or bike the 12 miles of trails and cool off in the spring-fed Barton Springs Pool

Amenities from barbecue to big-box shopping are a short drive away

Outside of Barton Creek, you can find an assortment of amenities along or just off of Bee Caves Road. This includes multiple restaurants, and some of the closest are:

  • County Line, a barbecue spot where you can tackle a plate of beef ribs while taking in the sunset on the patio
  • The Well, a place that specializes in dishes without gluten, dairy, seed oils, refined sugar and GMOs
  • The Grove Wine Bar & Kitchen, where you can grab brunch on the weekends
The nearby Village at Westlake shopping center has an H-E-B for groceries, Sephora, The UPS Store and chain restaurants like Chick-fil-A, Cava and Starbucks. Barton Creek residents are also just under 10 miles from the Hill Country Galleria mall, where there are dozens of stores, including Dillard’s, Dick’s Sporting Goods and Whole Foods Market.

Highly rated public and private schools are easy to find

Barton Creek is within the highly rated Austin Independent School District. Residents are closest to Oak Hill Elementary School, where there’s prekindergarten through fifth grade and a dual-language program in Spanish and English. Austin ISD also allows families to seek alternatives to their zoned schools through magnet programs and open enrollment transfers.

The private St. Michael’s Catholic Preparatory School is part of the neighborhood, and its 84-acre campus includes prekindergarten through 12th grade. St. Michael’s Prep uses project-based teaching methods with a curriculum that’s heavy on STEAM.

Straightforward trips to downtown, the airport and medical care

As tucked-away as Barton Creek feels, it’s just about 10 miles from downtown Austin using a combination of Bee Caves Road and Texas state Highway Loop 1. Austin-Bergstrom International Airport is roughly 18 miles away via state highways 360 and 71. Residents can reach The Hospital at Westlake Medical Center much more quickly; it’s located just a few miles outside the neighborhood and has a 24-hour emergency department.
