Westlake offers Texas Hill Country living just west of downtown Austin. It's upscale, quiet and surrounded by nature. Homes here sit on large lots with Hill Country views, and the highly rated Eanes Independent School District is a major draw for families. You're close enough to see the downtown skyline but far enough away that weekends revolve around Lake Austin, country clubs and greenbelt trails. It comes at a premium, but residents will tell you the lifestyle is worth it.

Why Westlake is one of Austin’s most expensive areas

Westlake is all about upscale living. With a median sale price of over $2 million, it's one of the most expensive parts of the Austin area. There's a reason buyers are willing to pay the premium, though. "The prices are higher than most of the surrounding areas, but buyers get so much more than just a home in Westlake," says Nate Clark, a local Realtor and team lead of the Altitude Real Estate Group. "You're getting the Westlake lifestyle, which includes all of the natural amenities, the proximity to Austin, the gorgeous scenery, all of it." Eanes ISD schools are also a big part of that value. Compared to nearby Tarrytown, you tend to pay more, but you'll also get more space and privacy.

Housing styles and prices across Westlake’s neighborhoods

Custom-built homes sit on large lots with Hill Country views and mature tree cover. You'll find several distinct communities within Westlake, including Rob Roy, Davenport Ranch, West Rim and Westlake Highlands. Styles range from midcentury ranch homes to Hill Country modern estates with walls of glass and limestone. Gated communities are common, and some properties are fully private gated estates. Many homes come with pools and multi-car garages. Homes on Lake Austin are some of the most sought-after real estate, giving you access to private boat docks and lifts. Single-family homes rarely list under $1 million, and you can expect prices to range from the low $1 millions to the high $6 millions. Property tax rates are actually lower than in the City of Austin, but the high home values mean you'll still see a sizable annual bill.

Highly rated public and private schools serve Westlake

The Eanes Independent School District is known for strong academics and athletics, and Niche ranks it as the No. 1 school district in Texas. Westlake High School is a standout with a college-preparatory curriculum and award-winning sports, including its boys golf team. If you’re looking for private options, St. Stephen’s Episcopal School is a highly rated boarding and day school right in Westlake.

Getting from Westlake to downtown and beyond

You need a car to get around Westlake. The area isn't pedestrian- or bike-friendly and doesn't have public transit. Many residents see that as a plus, though, since a short drive to most things is worth the peace and quiet. “Westlake is incredibly quiet while still being close to Austin,” Clark says. MoPac and Loop 360 are the main highways in Westlake. The 8-mile drive downtown typically takes 12 to 15 minutes without traffic or up to 35 minutes during rush hour. Loop 360 is known for heavy traffic during peak commute times. Austin-Bergstrom International Airport is just over 15 miles away. Compared to nearby Bee Cave and Lakeway, Westlake is closer to downtown, but Rollingwood is even closer.

Outdoor fun includes country clubs and trails near Lake Austin

Outdoor activities are another highlight. Whether you're looking for golf courses, hiking trails or water activities, you won't have to go far. On a typical weekend, residents might spend time:

  • Golfing at Austin Country Club or Barton Creek Country Club
  • Hiking the trails at Wild Basin Wilderness Preserve
  • Taking the dogs to Red Bud Isle's off-leash dog park
  • Rock climbing and exploring swimming holes on the Barton Creek Greenbelt
  • Boating or kayaking on Lake Austin
Zilker Metropolitan Park and Barton Springs Pool are also just a short drive away, giving you access to more trails and a spring-fed pool that stays 68 degrees year-round. For something closer to home, Rollingwood Park is a family friendly green space with a playground and athletic fields.

Where to eat, shop and run errands in Westlake

Westlake's shopping and dining scene leans toward shopping centers with major retailers and restaurants, but there are some local favorites along Bee Cave Road. You can start the morning at Trianon Coffee, spend the afternoon shopping at Beehive and end the day with drinks at Grove Wine Bar & Kitchen. Sway is a go-to for Thai food on fancier nights out, and Jack Allen's Kitchen is an Austin staple with Southern comfort food. Beyond Bee Cave Road, several shopping centers round out the area:

  • Village at Westlake, with Austin favorites like P. Terry's, Tyler's and H-E-B
