Tucked along a bend in the Colorado River, Glenlake is a quiet community where the hills of Northwest Austin meet the waters of Lake Austin. It’s full of custom homes on large, wooded lots, so it’s a popular choice for anyone who wants more space and privacy in the city. Highly rated schools in the Austin Independent School District and Leander Independent School District serve the community, while lakefront hubs like Emma Long Metropolitan Park make it easy to get outside. Golf is just a few miles away at the River Place Country Club. Ranch to Market Road 2222 connects to Loop 360, and downtown is less than a 15-mile drive away, so while Glenlake feels like a Hill Country retreat, it's still connected to the rest of the city.

Million-dollar homes in Glenlake range from hillside to lakefront

Homes in the Glenlake area are almost all custom-built. Architectural styles range from Mediterranean Revival to contemporary, so no two properties look the same. Hill Country-style homes are also common. Lot sizes vary widely, from around half an acre to multi-acre estates with sweeping views of the Texas Hill Country. There are a few different subdivisions in the area. Glenlake and Westminster Glen Estates sit farther up in the hills, while Greenshores on Lake Austin and Manana West sit closer to the water and offer homes with private docks and direct lake access.
Glenlake's median sale price is around $1.6 million. That's more expensive than in nearby River Place and Long Canyon, but more affordable than across the river in Westlake. Prices generally range from the low $1 millions to the high $2 millions, but lakefront properties can top $5 million. It's one of Austin's more expensive neighborhoods, but there's a reason why people are willing to pay the price. "You get a lot of value for the homes," says Tiffany Grana, a local Realtor with Compass who has years of experience selling in the area. "Something with all of the add-ons and amenities in other communities would be almost double the price."

Highly rated Leander ISD schools include Vandegrift High School

The Glenlake area is split between two school districts. Homes in Glenlake proper and Westminster Glen fall within the Leander Independent School District, one of the highest-rated districts in the metro area. Kids typically attend River Place Elementary School, Four Points Middle School and Vandegrift High School, which earns an A-plus from Niche. Vandegrift stands out for its INCubatoredu program, a year-long entrepreneurship course where students build businesses and pitch them to real investors for potential funding. Homes closer to the water are zoned to the Austin Independent School District. Just across the river, St. Stephen's Episcopal School is an A-plus-rated private school.

From Emma Long Metropolitan Park to River Place Country Club

Glenlake is home to Emma Long Metropolitan Park, one of the city's largest green spaces along Lake Austin. Locals head there for everything from a quick morning trail run to a full weekend on the water. Some of the most popular features of Emma Long Metropolitan Park include:

  • Trails for hiking, off-leash dog walking and mountain biking
  • A sandy beach with a swimming area on Lake Austin
  • Boat ramps, fishing docks and lakeside campsites
  • Sand volleyball courts with lakefront views
Beyond the park, Ski Shores Cafe is a go-to for burgers and drinks on the water. It even has a dock so boaters can pull right up to the restaurant for lunch before heading back out. Golfers can join the nearby River Place Country Club, which also has tennis and pickleball courts, a swimming pool and a fitness center.

Shopping and dining are a short drive away in Four Points

This is a quiet, residential community, so most shops and restaurants are a few miles away in Four Points. On that stretch of Ranch to Market Road 620, you can run errands at H-E-B, Home Depot and Target. Casual eats include fast-food chains and local favorites like Bellissima Italian Mediterranean Restaurant. Closer to home on RM 2222, Oz. Tap House, La Frontera Mexican Bar & Grill and Pho Hub offer more dining options. Hill Country Galleria is less than 20 miles from Glenlake in Bee Cave.

RM 2222 and Loop 360 connect Glenlake to downtown Austin

Glenlake is a car-dependent neighborhood with no public transportation, so most residents rely on their cars for daily trips. RM 2222 is the main road in and out, connecting residents to Loop 360 and RM 620. From there, drivers can pick up the MoPac Expressway or head toward Interstate 35. “A lot of Austinites don't like to travel longer than 20 minutes. So, living here, they get the convenience of not having to drive far to get to their favorite spots,” Grana says. The roughly 14-mile drive to downtown Austin typically takes 25 to 35 minutes outside of rush hour.
