River Place's housing styles and home prices vary widely

Like many master-planned communities, River Place was built in multiple phases. More established sections have classic Hill Country-style homes and custom builds, while newer developments feature more contemporary designs. Waterfront estates along Lake Austin come with private boat docks, but they tend to be the most expensive properties and don’t come on the market often. Homes next to River Place’s greenbelts and golf course tend to have larger, tree-lined lots.

Home prices generally fall between the low $700,000s to the mid-$1 million range, but new construction can go for closer to $3 million. That’s on the higher end for Austin, but not surprising given River Place’s country club setting and Hill Country views. And according to local Realtor Nicholas Podrebarac, “Home prices tend to climb along with the elevation.”

Highly rated schools in the Leander ISD serve River Place

Leander ISD serves River Place, with River Place Elementary School right in the neighborhood. Students continue to Four Points Middle School before heading to Vandegrift High School, which earns an A-plus from Niche and has an award-winning marching band that won back-to-back state titles in 2022 and 2023. Nearby private schools include 4Points Academy in Steiner Ranch.

From country club perks to hiking trails and Lake Austin parks

The River Place Country Club is the social hub of the neighborhood, offering members a Tom Kite-designed 18-hole golf course, tennis and pickleball courts, a swimming pool and a fitness center. Seasonal events, on-site restaurants and family-friendly programming for all ages round out the experience. Club membership is separate from homeownership, so you don't have to join to live here.

Beyond the club, River Place delivers on the Hill Country lifestyle in a way few Austin neighborhoods can. “It's true luxury. These are the best views of the Hill Country you'll find in the area,” Podrebarac says. Between the greenbelts, trails and lake access, there's no shortage of places to get outside:

  • River Place Nature Trail, known for its scenic overlook at Big View Sunset Lookout
  • Sun Tree Park, which has playgrounds, athletic fields and a basketball court
  • Woodlands Park, with a fishing pond, tennis courts and picnic areas by Panther Hollow Creek
  • Emma Long Metropolitan Park, for swimming, boating and paddling on Lake Austin

Shopping and dining are a short drive from River Place

River Place is quiet and residential by design, so most shopping and dining is a short drive away rather than walkable. The closest hub is in Four Points, where the Four Points Shopping Centre has an H-E-B, UPS Store and Tomlinson's Feed. On that same stretch of Ranch to Market Road 620, you'll also find The Home Depot and Target. For bigger shopping trips, The Domain is about 12 miles away and offers dozens of retail stores and restaurants. The dining scene includes local favorites in Steiner Ranch, Four Points and out toward Lake Austin:

River Place commutes rely on Loop 360 and MoPac

River Place is car-dependent, which is pretty typical for Northwest Austin. It’s just south of Ranch to Market Road 2222, so residents can easily access Loop 360 and the MoPac Expressway for trips into the city. The roughly 15-mile drive to downtown Austin typically takes 20 to 25 minutes, but traffic can stretch that to 45 minutes. Apple’s Austin campus is closer, about 12 miles away in Anderson Mill.

Living in a neighborhood with an HOA and Limited District

The River Place Homeowners Association hosts community events throughout the year. Neighbors get together in Sun Tree Park for the HOA's annual Fourth of July festival, Easter egg hunt and “Dads in the ‘Hood” gathering. While the HOA oversees River Place's events and deed restrictions, the River Place Limited District manages the neighborhood's parks, trails and utility services.
