What homes cost and look like across Four Points

Housing in Four Points is concentrated in separate developments. The Preserve at Four Points and The Woods at Four Points feature gated entrances and New Traditional-style single-family homes built within the last 15 years. The Alicante community offers early 2000s townhouses and condos, and is also gated. A couple of apartment complexes add to the list of options. The area’s single-family homes sit closely together, but they also average almost 2,600 square feet, which is larger than the Austin-wide average of about 2,300. Attached garages are standard, too. You can expect to pay prices from the upper $400,000s to the upper $700,000s for a single-family house, while condos and townhomes range from the lower $200,000s to the upper $300,000s. Monthly HOA fees vary, from about $170 to about $460, depending on the property.

Highly rated public schools serve the area

Schools are one of the magnets in this area. Four Points is zoned for the highly rated Leander Independent School District. Homes here are within a few miles of Leander ISD’s River Place Elementary School, Four Points Middle School and Vandegrift High School, which Niche ranks among the top 10 public high schools in the state. “Whenever anyone’s searching Austin, they’re looking for the top high schools,” says Elicia Michaud, who’s a broker associate at Elicia Michaud Real Estate with eXp Realty and has 25 years of industry experience. School choice in the Leander ISD includes application-based specialty options such as Early College High School, as well as an open enrollment process for in-district and out-of-district transfers to campuses with available space.

Easy highway access for tech employers and downtown Austin

Four Points’ location gives commuters relatively easy access to some of the area’s major highways, including U.S. Route 183 and Loop 360. “You can be on 183, which is kind of Austin’s tech corridor, within 10 or 15 minutes,” Michaud says. “But then you can also be on 360 and be in the downtown area in 25 or 30 minutes. Campuses for tech companies like Microsoft and IBM, as well as downtown Austin, are all within about 15 miles of Four Points. Austin-Bergstrom International Airport is 30 miles away, using Route 183.

Fun on and by the water is available at multiple spots

A lot of people come to the Four Points area because of the lake access, Michaud says. Lake Travis and Lake Austin are both minutes away. “You have access to both lakes within five minutes of each other,” Michaud says. “Typically, people go on Lake Travis for more recreational boating, not necessarily water sports. And then Lake Austin is more for water sports.” Multiple parks are available along both lakes, including:

  • Mansfield Dam Park, which features Lake Travis’ largest public boat ramp
  • Bob Wentz Park, where there’s a sand volleyball court by Lake Travis and a boat ramp specifically for nonmotorized craft
  • Jessica Hollis Park, which has 15 shaded picnic tables and is a popular starting point for kayaking and paddleboarding in Lake Austin
  • Fritz Hughes Park, where you can take the kids to play on the playground or go fishing along 400 feet of Lake Austin shoreline
The St. Edwards Greenbelt provides another outdoor escape in the area outside of the lakes, with multiple miles of trails by Bull Creek and waterfall views.

Where residents shop, run errands and dine nearby

Four Points sits at a corner of North FM 620 and RM 2222 that’s jam-packed with businesses. That includes the Four Points Shopping Centre, which is anchored by an H-E-B and is also home to a Tomlinson's Feed pet supply store, Supercuts and The UPS Store. There’s a Target around the corner from Four Points Shopping Centre and a Walgreens across the street. A Home Depot location is available about a mile north. The list of eateries close to home is long, too, including:

  • Butterwhisk Brunch House, a spot that’s known for its fluffy pancakes
  • Oz. Tap House, a self-pour beer garden with a full food menu
  • Jim's Smokehouse, a food truck specializing in brisket, ribs and more, with covered seating available
  • Latin Bakery Austin, a place where you can get both sweet treats like tres leches cake and savory snacks like empanadas
