Jester is perched in the distinct Hill Country terrain of northwest Austin, where some of the slopes are so steep they’re no joke. The setting blends modern suburbia with the city’s rugged outskirts, featuring wide neighborhood streets and New Traditional-style homes that offer scenic views of the surrounding area. Residents are close to recreation options ranging from a private neighborhood club to secluded public trails, and kids are minutes from highly rated schools. Single-family homes built from the 1970s through the 1990s make up most of the Jester area, organized into subdivisions such as Jester Estates and Jester Point. The area's topography plays a big role in its appeal. Many houses sit on elevated lots, with views of the rest of Hill Country. “When people are looking to move to this area, this is what they’re looking for,” says Mason Bleasdell, a local Realtor for Mark Martin and Company with about eight years of industry experience. “Families come here because of these beautiful views, and the excellent schools.”

Ranch is a common style, in addition to New Traditional. Floor plans average about 2,100 square feet, which is slightly smaller than the Austin-wide average of about 2,200 square feet. The properties under 2,000 square feet typically sell for prices from the mid-$500,000s to the mid-$600,000s, while homes larger than that range anywhere from the upper $600,000s to nearly $1.5 million. Condos and townhouses in Jester typically sell for prices from the lower $400,000s to the mid-$500,000s, with monthly HOA fees between $300 and $500.

Residents can enjoy trails, swimming and playgrounds close to home

The Bull Creek Greenbelt winds through part of the Jester area, with trails for hiking, mountain biking and running along limestone cliffs, wooded stretches and small waterfalls. You can take a dip in the water or go fishing in the nearby Bull Creek District Park. The Bull Creek Preserve provides additional trail access through this scenic corridor. Locals can pay for membership to the Jester Club in the neighborhood for quick access to a private pool, playground, and tennis and basketball courts, while the 85-acre Great Hills Neighborhood Park 5 miles away has a public playground and outdoor fitness equipment. The Jester Club doubles as a neighborhood gathering place, hosting events like a fall festival in October and Santa on the Fire Truck in December.

Nearby public and private schools earn high marks

The Austin Independent School District serves Jester. Kids in the neighborhood are within about 6 miles of campuses including Hill Elementary School and Anderson High School, both of which have A ratings on Niche. Anderson has an Applied Technology Center where students can pursue multiple engineering industry certifications. St. Theresa Catholic School and Austin Jewish Academy are two A-plus-rated private options in the area, for kindergarten through eighth grade.

Locals don’t have to look far for places to shop and dine

While Jester can feel remote, residents can grab a bite to eat or pick up pantry items within minutes. The neighborhood’s Jester Village Shopping Center is home to The Market @ Jester, a small store with a variety of wines and grocery items. The shopping center also has multiple restaurants, including:

  • Catrina's Tacos & Margaritas, a Tex-Mex spot with tacos, enchiladas and sizzling fajitas
  • Red Lotus Asian Grille, a Chinese and Vietnamese restaurant featuring pho, pad thai and egg drop soup
  • Subway, a familiar chain situated inside The Market @ Jester
Russell's Bakery & Coffee in the neighboring Shops at Ladera Bend plaza offers a place to stop for an espresso and a muffin in the morning. Randalls, just under 4 miles away, is one of the closest full-size grocery stores.   • Ranch to Market Road 2222, which connects to the MoPac Expressway for the 11-mile trip to downtown Austin
  • Loop 360, which takes you to U.S. 183 for the roughly 20-mile drive to Austin-Bergstrom International Airport
  • Farm to Market Road 620, which is a connection to the Lake Austin area, about 9 miles away
