From its broad-canopied oak trees to its easily accessible restaurants, Great Hills is a picture of well-rounded Austin suburbia. This deeply rooted swath of the city is full of established but tidy homes, all a short walk or drive from parks, schools and a country club. The neighborhood’s location is also a draw: residents are within about 6 miles of two of the city’s biggest tech employers and 12 miles from downtown.

Home styles, sizes and prices vary across the area

Located just off U.S. Route 183, Great Hills descends into a series of similarly styled subdivisions with homes built from the late 1960s through the 2010s. The area is a maze of winding residential streets, lined with houses that are framed by mature trees. “It gives a sense of escape from the hustle of the city,” says Kevin Bown, a partner and broker at Twelve Rivers Realty who has roughly 30 years of experience in the industry. Ranch, colonial, contemporary and New Traditional housing styles are common, and many have brick or stone exterior touches. Most homes also have attached garages, part of floor plans that average almost 2,900 square feet, which beats the citywide average of roughly 2,300 square feet. Single-family houses in Great Hills that are less than 2,500 square feet typically sell from the lower $400,000s to the mid-$800,000s, while larger properties range from the upper $800,000s to nearly $1.9 million. The area also has some condos and townhomes, from the upper $100,000s to the lower $600,000s, with HOA fees from about $200 to roughly $470 per month.

Two highly rated school districts serve Great Hills

Students in Great Hills can attend schools in either the Round Rock Independent School District or the Austin Independent School District, and both are highly rated. Round Rock ISD serves a western portion of the neighborhood, while Austin ISD covers the rest. Round Rock’s Caraway Elementary School and Laurel Mountain Elementary School are part of the neighborhood, within walking distance for some. Both districts permit some school choice through in-district and out-of-district transfers when space is available. Austin ISD also has admissions-based magnet programs.

From ramen to groceries, a range of businesses are conveniently close

Great Hills’ homes are minutes from Research Boulevard, a stretch that parallels Route 183 and is lined with restaurants and other businesses. Some of the options in the area include:

  • Kanji Ramen, where the spicy miso ramen is a specialty
  • Ehab Mediterranean Buffet, which is an all-you-can-eat spot with lamb shank, kebabs and more
  • Yummi Tacos, which is an Asian fusion restaurant mixing Mexican, Korean and Vietnamese cuisines
  • Caspian Grill, where Persian fare is the focus, including items like saffron ice cream
Gandhi Bazar, an Indian grocery store, is also available in the neighborhood, just off Research Boulevard. It sits across from an H-E-B location with a pharmacy. Academy Sports + Outdoors adds to the retail choices in the immediate area. The Arboretum and The Domain, a pair of open-air shopping centers, offer even more stores, and both are within about 5 miles of Great Hills.

Residents have access to parks, trails and a country club

There are multiple places for outdoor time tucked between the properties in Great Hills. Public parks in the neighborhood include:

  • Great Hills Neighborhood Park, a wooded space that’s over 80 acres and features a playground, outdoor fitness equipment and more than a mile of trails
  • Oakview Neighborhood Park, a spot with tennis courts and another playground
  • Dominion at Great Hills Park, where you can access a series of trails that total over 2 miles
Great Hills Country Club is another nearby option for recreation. The club is member-owned and offers multiple membership types, from social to full golf. The course is 18 holes, and the club also has eight lit tennis courts and a heated pool that’s open year-round.

Commutes are straightforward from Great Hills to work and the airport

Austin is also known as Silicon Hills for its high concentration of tech companies. Great Hills is within a half-dozen miles of a couple of the biggest, Apple and IBM. “It’s very convenient,” says local Realtor Yanci Zhang, who’s at Realty Austin Compass and has roughly seven years of real estate experience. Those who need to head downtown Austin for work can quickly hop on Route 183 and take that to Interstate 35 to get there. Austin-Bergstrom International Airport is about a 20-mile trip, using 183 almost the entire way.
