With its steep hills, winding roads and water views, Comanche Trail gives the impression of a place that’s far removed from the city. Yet this scenic community falls within Austin's northwest outskirts and is less than 20 miles from downtown. Spacious estates dot the rolling landscape here, and gleaming Lake Travis resides down below, leading a long list of outdoor attractions. An assortment of restaurants and stores are also minutes away, lining a lengthy thoroughfare nearby.

Large homes with lake views and wide-ranging prices
Comanche Trail’s homes are perched in the area’s hills, and some are hidden behind dense oak trees and fences. But when you get a better look at them, you’ll see that each comes with its own flair. “You have a mix of architecture,” says local Realtor LaNeigh Hudson, who’s with Horizon Realty and has about 10 years of experience in the industry. “It’s not like one set thing.” Many homes draw from similar Mediterranean, Spanish and contemporary style influences, and offer scenic views of Lake Travis. But they also have unique layouts and features, whether it’s a pool overlooking the hills or floor-to-ceiling windows in a living room. Floor plans average about 4,100 square feet, which is much larger than the Austin-wide average of about 2,200 square feet. Properties can sell for prices from the upper $400,000s to more than $2 million, depending on factors like square footage, age and location. The median sale price is about $1 million. Not all homes here have HOA fees, but those that do cost anywhere from under $10 to roughly $300 per month.

Multiple parks provide access to Lake Travis’ shore
Proximity to Lake Travis is perhaps the most important quality of this area, Hudson says. The nearly 19,000-acre behemoth is a Colorado River reservoir with blue water and about 270 miles of shoreline. “It’s easy to put your boat in there,” Hudson says. The lake is also a draw for activities like fishing, swimming and scuba diving. Some of the attractions along the water include:
Bob Wentz Park, which has rocky beaches, more than a dozen picnic tables and a boat ramp for nonmotorized watercraft
Hippie Hollow Park, where there are trails with water views and an age restriction of 18 and older because it’s the only clothing-optional public park in the state
Tom Hughes Park, where you can catch the sunset from the steep rocks that lead down to the lake
Mansfield Dam Park features Lake Travis’ deepest boat ramp, a dock, a playground and six chess tables

Students can attend schools with strong academics and activities
Kids in Comanche Trail can go to schools in the highly rated Leander Independent School District. The area is zoned to campuses including Vandegrift High School, which has decorated music and athletics programs. Vandegrift’s marching band and its boys soccer, football and girls golf teams all have recent state championships. Leander ISD also offers limited school choice through in-district transfers and open enrollment, allowing families to request schools outside their assigned attendance zone. Placement is based on space and governed by district policy rather than a universal lottery.

The Comanche Trail area is predominantly residential save for The Oasis, a behemoth of a lakeside restaurant with an adjacent brewery and gift shop. “It’s very iconic Austin,” Hudson says. “It’s up there on the hill. … It has really great views of the lake.” The Oasis is four stories tall, stands on a 450-foot cliff, offers a Tex-Mex menu and proclaims itself The Sunset Capital of Texas for its prime evening views.
Comanche Trail residents are also just a few miles from North FM 620, which is a thoroughfare with stores like The Home Depot, CVS, Walgreens and an H-E-B that’s around the corner from a Target. The stretch has an array of restaurants, too, including:
Smokey J's Barbeque, a cash-only spot known for its chopped beef and pulled pork sandwiches

Easy access to downtown, flights and emergency care
The trip from Comanche Trail’s hills to downtown Austin is just about 17 miles using a combination of RM 2222 and Texas state Highway Loop 1. Austin-Bergstrom International Airport is roughly 30 miles away for trips out of town. Family Hospital at Lake Travis is the closest medical center, available just off North FM 620 and home to a 24-hour emergency room.
