Chestnut preserves classic neighborhood character close to downtown

Chestnut is where cozy city living endures, just beyond the shiny high-rises of downtown Austin. Quiet residential blocks dominate this centrally located pocket of town, rather than bars and restaurants. You’ll still spot residents walking their kids to school and enjoying the neighborhood park. Century-old homes still poke out from behind weathered trees here, even as modern counterparts are adding to the variety. It’s an area that retains its own identity, from a position that's just about 2 miles from the city center.

An evolving mix of established and modern properties

Bungalows built from the early to mid-20th century form the bedrock of Chestnut’s housing stock. However, this neighborhood’s story is steadily evolving. Relatively recently built contemporary- and traditional-style options are adding to the area’s streetscape. “You still have really great yard sizes for the most part, if [they have] the original 1900s home and it has just been renovated,” says local Realtor and Austin native Meagan Clark, who’s with eXp Realty and has 14 years of experience in the industry. “You’re going to see a lot of these properties, because they are on good-sized lots, where what they’ve done is condo-ized and have created A and B units. And they’ve condensed the yard space.”

The lots typically range from about one-tenth to one-fifth of an acre, enough for a bit of yard room. Single-family homes in Chestnut still average roughly 1,500 square feet, but many of the newer properties stretch well over 2,000 square feet. Houses typically sell for prices from the mid-$400,000s to over $1 million, depending on factors such as condition and square footage. Condos in the neighborhood usually range from the lower $500,000s to the lower $600,000s.

Local elementary school has an involved group of parents

Chestnut is within the boundaries of the highly rated Austin Independent School District. Many homes are within walking distance of the nearby Campbell Elementary School, which has an active PTA that meets monthly. Austin ISD also allows for some attendance flexibility through several school choice pathways, including magnet and admissions-based programs. Garza Independence High School is a school of choice in Chestnut, an alternative school with a self-paced curriculum. Garza is open to both current students and those who are returning to school.

Outdoor fun is easy to find close to home

Chestnut Pocket Park is one of the neighborhood’s signature attractions. The park is less than an acre, but is packed with a playground, a pavilion and a splash pad that’s open from May through October. You can find additional green spaces just outside the neighborhood, including:

  • MLK Station Neighborhood Park, where there’s a nature-themed play area and trails
  • Alamo Pocket Park, which has a shaded swingset, a covered basketball court and the Alamo Recreation Center that hosts programming accessible to adults of varying abilities
  • Rosewood Neighborhood Park, which has an 11-foot pool that’s available from late May through mid-August
  • Bobby Creek Greenbelt Trail, which is a nearly 2-mile path that cuts past MLK Station Neighborhood Park and Rosewood Neighborhood Park

Where residents can eat and run errands nearby

While Chestnut isn’t brimming with businesses, there are a few places to grab a bite to eat in the neighborhood. One of them is Cedar Corner Store, which is a convenience store where you can order prepared food. “You can get some amazing dumplings,” Clark says. The store neighbors Community Garden, where you can grab a coffee or smoothie until 4 p.m. or an alcoholic beverage in the evening. Quiet Control, a vinyl record and tape shop, is located inside as well. “They have a great wine selection,” Clark says. “They also do some food. It’s just another community-driven establishment.” Among the other restaurants in the Chestnut area are:

  • Nixta Taqueria, which is known for its duck carnitas taco
  • Sam's BBQ, where you can fill up on a platter of brisket, sausage, baked beans and potato salad
  • Casa de Luz East, which specializes in plant-based items
  • Sour Duck Market, which has a variety of sandwiches, coffee, cocktails and a weekend brunch menu
If all that isn’t enough, many more options are available about a half-mile north along Manor Road, which is nicknamed restaurant row. Manor has spots ranging from Hoover's Cooking, for southern-style comfort food, to Este, for Mexican-style seafood. There are also both an H-E-B and a Target about 2 miles away from Chestnut for groceries and other household needs.

Multiple transit options connect Chestnut to downtown and beyond

Downtown Austin is about a 2-mile drive from Chestnut, via routes like East Martin Luther King Jr. Boulevard and East 12th Street. Both roads have multiple CapMetro bus stops, too. The MLK Jr. MetroRail Station is also in the area. Commuters can ride the MetroRail all the way to Leander, about 25 miles north.
