Hancock blends green space with a close-in location

Hancock is a north-central Austin neighborhood with a leafy setting that belies its location so close to the city’s energetic core. The area's centerpiece is the historic Hancock Golf Course, a nine-hole circuit founded in 1899 that stands as one of the oldest courses in Texas. Waller Creek winds through the neighborhood, adding to the natural atmosphere alongside mature tree canopies and open fairways. Streets connect a variety of homes, from early 20th-century bungalows to more recent builds, creating a mix of old and new. Hancock's location adjacent to the University of Texas campus and a short distance from downtown provides access to city amenities while maintaining a distinct neighborhood identity.

A mix of older homes, condos and updated properties

Hancock has homes dating back to the 1920s, with a median build year in the mid-1940s. Bungalows, stucco cottages and Craftsman-style homes appear throughout the area, many renovated with modern updates while keeping classic details like hardwood flooring. There are also some 21st-century houses in the area, some with classic styling that matches the existing properties. Single-family homes make up a large portion of the market, and properties under 2,000 square feet commonly sell for prices from the upper $400,000s to the mid-$900,000s. Homes over 2,000 square feet can range from the upper $900,000s to nearly $1.7 million. The area also has a selection of condos priced from the upper $100,000s to the mid-$600,000s, with monthly HOA fees between $100 and $500. Many of the homes in the area serve as investment properties, and over 80% of Hancock residents are renters.

Hancock Golf Course anchors recreation in the neighborhood

The historic Hancock Golf Course is in the middle of the neighborhood. The facility was founded by the neighborhood’s namesake, 19th-century Austin mayor Lewis Hancock, and began life as the original site of the Austin Country Club. The space was renamed the Hancock Golf Course in the 1940s when the country club moved to another location. Today, the nine-hole course is open to the public and its hilly layout is walking-only, with no carts allowed. The Hancock Recreation Center is on the golf course grounds and includes an outdoor basketball court, an athletic field and a playground. Other green spaces in and around Hancock include:

  • Eastwoods Neighborhood Park, a shady, 10-acre spot with walking trails, a splash pad, basketball and tennis courts, a playground, picnic areas, and a portion of Waller Creek
  • Mueller Lake Park, a 30-acre expanse that’s part of Austin’s Mueller mixed-use development and features an outdoor amphitheater and a lake with ducks
  • Adams-Hemphill Neighborhood Park, an 11-acre option that’s home to a multi-use field, a basketball court and a play area
More opportunities for outdoor fun are available just south of downtown, courtesy of Lady Bird Lake. A segment of the Colorado River that was formerly known as Town Lake, the reservoir is a draw for activities like kayaking and canoeing.

Daily errands and dining options are within easy reach

Many homes in the neighborhood are within walking distance of the Hancock Center, which was the city’s first outdoor mall when it opened in 1963. The complex is now the site of an H-E-B, a Petco and chain restaurants such as Jason’s Deli, Jack in the Box and the H-E-B-owned True Texas BBQ. Some of the other places to eat close by are:

  • Curra's Hyde Park, which is known for its margaritas, including one made with avocado
  • Hyde Park Bar & Grill, where the chicken-fried steak is a signature item
  • Snarf’s Sandwiches, where you can order everything from a French dip sandwich to a chicken salad sub
  • Red River Cafe, a breakfast spot for staples like pancakes and hash browns
  • ASTI Trattoria, which specializes in Italian fare made from locally sourced ingredients
Hancock’s location by the UT campus means more eclectic restaurants and shops are available just south of the neighborhood in areas like The Drag. “It’s a really hip, fun area to go and explore,” says local Realtor Benigno Aguirre of Beni Aguirre ATX Real Estate with eXp, who has over 13 years of industry experience. “Do you want to go on a bike ride? Do you want to drive down to Town Lake? Do you want to shop at secondhand stores and find a cool sweater or vintage T-shirt?”

Area schools include a neighborhood elementary and UT Austin

The Austin Independent School District serves Hancock. Students may start at the neighborhood’s Russell Lee Elementary School, which offers after-school clubs for students interested in activities such as soccer, architecture, cooking and coding. The next-door UT campus spans 441 acres and is the core of Texas’ second-largest school, with 55,000 students.

Walkable streets with easy access across Austin

Interstate 35 runs along the edge of Hancock, providing a route for drivers heading through Austin, including to downtown, which is about 3 miles away. Capital Metro operates several bus lines throughout the area. The neighborhood is very walkable, making it easier to handle daily errands on foot, and some main roads here have bike lanes. Austin-Bergstrom International Airport is about 10 miles south. You don't have to leave Hancock for medical care, as St. David's Medical Center is in the neighborhood.
