Mueller is a case study in modern mixed-use development

Convenience and connection are part of Mueller’s fabric. What was once Austin's Robert Mueller Municipal Airport is now the site of a mixed-use community. Those who land here are never too far from stores, restaurants and parks, because all are built into the neighborhood. The development includes a mix of home styles and formats for a variety of people, and a stacked calendar of events brings residents together. Adjacent Interstate 35 links locals to the rest of the city.

Home styles, types and prices vary around the neighborhood

Mueller is a modern development. The first residents arrived in 2007, and there have been houses built from that point through more recent years. The area was designed so that it’s a melting pot of housing types. “It’s great because it is a mix of condos, row homes, single-family [homes], apartments and affordable housing,” says local Realtor Ami Davis, who’s with Christie’s International Real Estate and has about 20 years of experience selling homes.

Properties feature a blend of Craftsman, Spanish and contemporary style influences. Houses sit close to the street on walkable blocks, and many have rear-facing garages, accessible via a series of alleyways. The neighborhood’s Mueller Affordable Homes Program helps lower the barrier of entry for potential residents who make less than the area’s median income. Single-family properties under 2,000 square feet typically sell from the upper $600,000s to the upper $800,000s, while larger options run from the lower $900,000s to nearly $1.7 million. Condos sell from the upper $300,000s to the upper $700,000s, and townhomes usually range from the lower $600,000s to just over $1 million. Monthly HOA fees vary, from under $100 to almost $400.

How parks, trails and other open spaces shape daily life here

Green space is another significant portion of Muller’s blueprint. The neighborhood's plan set aside 20% of the community for parks and other shared spaces, totaling roughly 140 acres. “If you spread out all throughout Mueller, there are so many big parks, pocket parks,” Davis says. “I mean, Mueller is just littered with all different types of parks throughout.” Some of the options are:

  • Girard Kinney Park at Mueller, which was formerly named Mueller Lake Park, is the neighborhood’s largest park at 30 acres. The space has an almost 7-acre lake that’s open to fishing, a playground, a loop trail and an amphitheater.
  • Mary Elizabeth Branch Park is where you can let Fido roam in the enclosed dog area or play on the sand volleyball courts. The park’s pavilion is the site of the Texas Farmers Market at Mueller, held on Sundays throughout the year.
  • Ella Wooten Park has a five-lane lap pool next to a wading pool for kids. The space also has a full-length basketball court.
  • Southwest Greenway is where you can go for a hike on the granite trail or fish in the pond.
  • Roger Lavon Taylor, Sr. Plaza was built around the airport's former control tower, an 84-foot-tall structure that’s been restored. The plaza has tables where you can enjoy a lunch, and provides access to leisurely walkways.

Walkable districts blend daily errands with dining choices

Mueller has multiple commercial districts built in, offering spots where you can sit down for a bite to eat, grab groceries or shop for new additions to your wardrobe. “It’s the way that I feel like cities should be,” Davis says. “You’ve got your residential area right next to the commercial.” The Regional Retail District, for example, is a 400,000-square-foot cluster of big-box stores and restaurants just off Interstate 35 and adjacent to the Dell Children's Medical Center. The retail choices there include The Home Depot, Best Buy, Marshalls and Old Navy, while the several eateries include:

  • Bento Teppanyaki Asian Cuisine, a spot known for its generously portioned bento boxes
  • Chi'Lantro, a Korean barbecue restaurant with kimchi fries, wings, rice bowls and more
  • Spinning Buns, a burger joint known for its “mess-free” sealed buns
  • Gino's Vino Osteria, a white tablecloth Italian restaurant with a lengthy wine list
Aldrich Street is another district, and its Aviator Pizza & Drafthouse hosts trivia on Wednesdays, while Alamo Drafthouse down the street has Wednesday poetry slams. The Market District off 51st Street and Berkman Drive has an H-E-B grocery store and the Main Street by H-E-B Food Hall & Bar, home to vendors serving options from barbecue to pizza inside.

Students can pursue STEM programs at the neighborhood’s middle school

Mueller is zoned for the highly rated Austin Independent School District, which offers magnet programs and some in- and out-of-district transfers. Students at General Marshall Middle can pursue career and technology pathway programs in engineering, biomedical science or computer science/cybersecurity.

Residents have easy avenues for walking, biking and driving

The neighborhood’s tightly knit layout makes walking a viable option for reaching nearby amenities. “If you want walkable, you’ve got density,” Davis says of Mueller’s construction. “But it’s responsible density, which is what I think people appreciate.” Mueller also has protected bike lanes, and CapMetro bus stops are scattered throughout the neighborhood. Drivers can hit I-35 in minutes for the 4-mile trip to downtown Austin.
