Dessau falls into the unincorporated area north of Austin that conjoins two rapidly developing areas: Pflugerville and Tech Ridge. Although it's technically under Austin control, Dessau uses Pflugerville addresses. "Central and South Pflugerville are, for the most part, older neighborhoods," says Miriam Moorman, a Realtor with Fathom Realty. "They are captured within the confines of Interstate 35 to the west, State Highway 130 to the east, 45 to the north, and Parmer Lane to the south." In Dessau, housing options primarily include established non-HOA neighborhoods and master-planned subdivisions like Cantarra Meadows and Greenwood, the latter with their own HOAs. Non-HOA neighborhoods include the communities of Dessau Estates, Bluebonnet Acres and Pflugerville Estates. Homes in these communities consist of midcentury and Craftsman-style ranchers built in the 1970s through the ’90s, with prices ranging from $200,000 to $600,000. Over in the master-planned subdivisions, modern design trends include a choice between single-story snout houses and two-story homes with built-in garages. Prices can range from $315,000 to $400,000 in a subdivision like Greenwood or $300,000 to $450,000 in Cantarra Meadows.

In the southwest corner of the neighborhood, a small but mighty food truck village offers everything from Mediterranean food at Al Demashqi to Mexican food at Taqueria Salena to Asian food at...Asian Food. "Diversity and equity are a key driver of our inclusive growth and vibrant community," Toledo says. "That's certainly something we bring up to new businesses that want to come here." A JD's Supermarket is the closest option for groceries and specialty Latin items, though most residents often travel a little over 4 miles west to the commercial bastion of Tech Ridge.

Quick drives to Tech Ridge employers and Downtown Austin
Dessau is a popular commuter suburb because of its location between two major highways: Interstate 35 to the west and the Pickle Parkway, a toll road, to the east. But some residents don't have to travel far for major employers including General Motors, Qualcomm and the Samsung Semiconductor, all less than 5 miles away. Public transportation options include a CapMetro park-and-ride stop on Center Ridge Drive.

"We've also had entertainers from all cultures, from Chinese dragon dancers to African drums." The HOAs in Dessau's master-planned subdivisions are also a common source of community engagement all year long.
A brand new middle school next door
Although the area is technically under the jurisdiction of Austin, students in Dessau attend Pflugerville schools. They begin at Dessau Elementary, which has a Niche rating of C. After that, students are split between Dessau Middle School, rated C-plus, and the district's newest school, as-yet-unrated Bohls Middle School, which opened in January of 2022. Students living in non-HOA neighborhoods attend Connally High School, rated B, while students living in Dessau's planned subdivisions attend Weiss High School, rated B-minus.

Things to consider
As subdivisions like Greenwood continue to be built up, residents can expect the normal factors that follow construction — namely, noise and traffic. Dessau also contains some flood zones that slice southwestward along Harris Branch Creek, although there are few homes within these zones.
