North Side is the kind of Austin neighborhood where if you blink, you’ll miss it. But try not to miss it, it’s a cool little spot with some unique offerings.

For several years, businesses were purchasing the houses in North Side and transforming them into offices. It was really starting to feel like a ghost town at night. But then Austin Community College moved in and reignited the neighborhood. The building was a high school and junior high until the 1970s. That’s when ACC took over, but they later shut down the campus temporarily and invested in a comprehensive renovation, while preserving the building’s historic exterior. Once the school reopened in 2020, with more students flooding the area, the neighborhood feels alive again.

The North Side neighborhood kind of resembles a puzzle piece, but with vertical and horizontal lines. It’s bordered on the west side by Shoal Creek, on the north by 15th Street, and on the south by 12th and 11th streets. It also runs the entirety of Nueces Street from 11th Street to Martin Luther King, Jr. Boulevard on the east side. North Side architecture is typical of what you see elsewhere in Austin: pier-and-beam or cement slab ranches, and midcentury houses with brick or limestone facades. North Side does have some landmark architecture that was designed in a similar vein as the storied estates in Judges Hill, a historic neighborhood that starts at 15th Street. The Caswell House, on West Avenue and 15th Street, is now a turn-of-the-century mansion that’s included on the National Register of Historic Places. The Mauthe-Myrick Mansion, on 14th and San Antionio streets, is the kind of Greek revival estate that you might see on a southern plantation.

For grade school students, North Side is part of the Austin Independent School District. On a map of the neighborhood, Pease Park Elementary School can be seen on West 11th Street and West Avenue. While the historic building was closed in 2020, the school board is considering how to repurpose the site for educational purposes. Meanwhile, students in North Side can enroll in any AISD school, as long as there’s an open seat.

One of the North Side’s best features is its proximity to Shoal Creek. Locals can spend an entire day walking or biking miles of greenbelt paths through mature trees and along the creek bed. And they won’t even feel like they're in the big city.
