From sleepy industrial riverside to happening hot spot
Before the internet, Northshore was part of downtown Austin’s warehouse district, an area of a few shabby apartment buildings and storage facilities. Today, this riverfront hood is a technology hub, filled with gleaming luxury high-rises interspersed with restored historic buildings. Nightlife has expanded to include everything from intimate concerts for major headliners to trendy wine bars. But some things never change. Many traditions, like nightly bat watching or annual arts festivals, remain integral to the neighborhood's character.

Wine bars, barbecue and street eats on Second Street
Austin is a happening foodie town, and although Sixth Street has long been known as the go-to spot downtown, Second Street has become a popular hangout, too. Between Shoal Creek and Trinity Street, residents can find a whole host of boutiques, coffee shops and restaurants. On weekends, restaurants like The Well are clambering with brunch-goers. Many of the businesses in the area are relatively new, including a swath of national chains like Sweetgreen and Austin-native Torchy's Tacos. Others are decades-old, like Lamberts, a rustic, upscale barbecue joint located in a restored historic building. Royal Blue Groceries offers easy grab-and-go items, although some residents prefer to restock the pantry at the Trader Joe's or Whole Foods Markets located downtown.

Bat watching and intimate concerts at ACL Live 3TEN
Many of Austin's most famous attractions are concentrated downtown, with quite a few in Northshore. Every night, the world's largest urban colony of free-tailed bats sets out from the underside of the Congress Avenue Bridge, with flocks a million strong swirling high above in the twilight sky, attracting nature lovers and photographers from around the world. Austin City Limits Live at 3TEN holds regular small, 350-seat concerts, as opposed to ACL Live's full-scale shows at the 2,750-seat Moody Theater. This offers showgoers a more intimate live music experience, which includes performances for both rising stars and world-renowned names. At the east end of the neighborhood, the Austin Convention Center hosts frequent events and expos, with the crown jewel being South By Southwest, a major music, film and tech festival that occurs every spring. And with the ultra-modern Austin Central Library in the neighborhood, people of all ages can easily find a class or program to attend, such as All Ages Storytime or an annual Halloween Bazaar.

Miles of bike trails and manicured plazas
The shores of Lady Bird Lake are almost entirely comprised of Town Lake Metropolitan Park, offering ample spaces for recreation. When the weather is nice, hundreds of cyclists, joggers and Sunday strollers take to the Ann and Roy Butler Hike and Bike Trail. Some use the almost 10-mile loop to reach park spaces like Shoal Beach, where locals go to soak up the sun or put in a kayak. Others use the trail to take a scenic trip across the swirling Pfluger Bridge, which can be used to reach even more parks on the south shore. The trail can also be used to access the Shoal Creek Greenbelt Trail, which connects with additional parks north of downtown, like Pease Park. Farther away from Lady Bird Lake, the neighborhood is slowly building up a collection of plazas, some of which repurpose historic landmarks for pedestrian use. "Cypress Street was the original name for Third Street downtown. We have this whole plan for reimagining the Third Street and Shoal Creek intersection, and also converting the surrounding streets into public plazas," says executive director of the Shoal Creek Conservancy Ivey Kaiser. "It envisioned a redesign of both the pedestrian bridge over Shoal Creek at Third Street and the 100-year-old train trestle over Shoal Creek, which is currently very treacherous, and no one's allowed on it. But there's a very, very strong desire from our organization and the majority of the community to see that repurposed into a mini High Line-style plaza."

Luxury condo amenities include views and rooftop pools
Modern high-rise condos are the hot commodity for downtown living, often for the sweeping views of Lady Bird Lake and the Austin skyline they offer from rooftop pools. Amenities are the true selling point for these luxury buildings, most of which offer garage parking, 24-hour security and resident gyms. Some, like The W Residences, have valet parking and concierges. For one-bedroom units, prices typically range from $650,000 to $950,000, although there are plenty of outliers that sell for over a million dollars. For two-bedrooms and up, prices can range from $1 million to $3 million. There are a large number of luxury apartment buildings, too, with monthly rentals starting at $2,000 for a one-bedroom.

Walkable with access to CapMetro buses and light rail
With offices for major tech companies like Google and Indeed located downtown, many Austinites commute for work. This makes the area subject to changing traffic patterns throughout the day, with rush hour and midday being the busiest times. Those living in Northshore can easily walk or bike to their jobs downtown. To get around the metro area, some use public transit, including CapMetro buses and light rail. Interstate 35 is to the east, which leads to the Austin-Bergstrom International Airport, about 10 miles away. The nearest hospital, Dell Seton Medical Center at the University of Texas, is roughly 2 miles north, across from Waterloo Greenway.

Flooding and crime in Northshore
Central Texas and Austin are both within a region colloquially called "flash flood alley." Texas Hill Country – a region known for its many streams and lakes – is loaded with flood control measures all up and down the Colorado River. This is because weather patterns from the Gulf of Mexico interact with those in Hill Country, leading to long dry spells followed by heavy rain, which creates a flash flooding hazard as runoff feeds into Lady Bird Lake. "The Colorado River goes all the way up to West Texas, and it has a very large drainage area that comes through Central Texas," says John Beachy, downtown division manager for the city's Watershed Protection Department. "Lake Travis and the Mansfield Dam provide the primary flood protection for the city of Austin on the Colorado River because there is a flood plain on the Colorado River and Lady Bird Lake."
Austin's downtown neighborhoods tend to have a higher than average crime rates, including the Northshore. It has a CAP Index crime score of 8 out of 10, compared to the national average of 4, but most of these are nonviolent crimes.
