A calm midcentury suburb between major shopping centers
Time seems to stand still in between two of Austin's busiest shopping districts, causing the suburban neighborhood of Quarry to be worlds apart from its rapidly developing commercial neighbors of the Arboretum and the Domain. But according to Realtor Miriam Moorman of Fathom Realty, Quarry's proximity to the Arboretum and the Domain is merely one factor that makes it "probably the most desirable area of North Austin." Once the site of limestone quarries that are now humanmade lakes, the neighborhood's midcentury homes, highly rated schools and numerous community activities make it a serene and finely-aged calm spot in the epicenter of Austin's tech-derived growth. "You've got the lake and lots of beautiful park area. And you have the far northwest Austin schools, which are the best in Austin ISD," says Moorman. "But I think the main draw is that it's by the Domain. If you asked people who live in the North Austin area, they'd probably say they prefer the Domain to downtown."
Next door to the Arboretum and the Domain
Wedged between two of Austin's largest and fastest-developing commercial areas, the neighborhood's foremost significant asset is its access to shopping and entertainment. "The Domain is the second downtown," says Realtor L.J. Sternberg of LJ Residential LLC. "A lot of apartment complexes have popped up there. It's really like a young person's place. If you don't want to go downtown, this is where you go. It's where the hot new restaurants are, and everything from Top Golf to the Q2 stadium." With its museums and the Capitol City Comedy Club, the Domain remains the choice entertainment area for North Austin. Across the MoPac Expressway, the Arboretum and U.S. Highway 183 is where locals typically go to shop for home decor, visit their doctors at Ascension Seton Northwest Hospital or restock their pantries at a multitude of grocery stores. Within the confines of Quarry are also a few restaurants that are popular with both neighborhood and city residents. Regional chain Delucca Gaucho Pizza & Wine opened their first Austin location in the neighborhood, allowing residents to sit and try all varieties of pizza in a similar fashion to a Brazilian steakhouse. Next door, the Roaring Fork is popular for its American fare and old-west styled dining room with lake views.

Midcentury cottages and ranchers in Balcones Woods subdivision
Aside from a few apartment communities along its outermost major roads, two subdivisions comprise most of Quarry: Balcones Woods and Mesa Park. Both were developed in the 1970s and early 1980s, with most of their homes built at that time. However, Balcones Woods is a deed-restricted community that offers its own outdoor tennis courts, a community pool, basketball courts, and a playground, whereas Mesa Park is a standard established neighborhood. Aside from that, both neighborhoods offer largely the same thing: A peaceful, manicured suburb loaded with the naturalistic trappings of midcentury architecture. Home prices tend to be affected primarily by their square footage, with most cottages and ramblers selling for between $400,000 to $650,000. Meanwhile, larger homes beginning around 2,000 sq. feet often sell for $750,000 up to $850,000.

Private gyms and pools surrounding Quarries Park
Private sports clubs and public parks enliven the area with many ways to stay active. Although it is the largest and most amenities-laden option in the neighborhood, Quarries Park is privately owned by Hyde Park Baptist Church, so access to its lake requires purchasing a permit. If looking to stay outside, residents visit Quarries Park to play tennis or sand volleyball, while inside, gym members can break a sweat individually or in group exercise classes. Residents of Balcones Woods also have their own private amenities at the Balcones Woods Club House, offering a more secluded location for tennis and pickleball matches or poolside afternoons. Public options are nearby too, including Hubert C. Schroeter Neighborhood Park, where locals go for walks around a thicket of oak and pecan trees that hide a playground and picnic area in the center.

A-rated public and private options in walking distance
Students in the neighborhood have multiple high-ranking options for school. Most students begin school immediately north of the neighborhood at Davis Elementary, which has a Niche score of B-plus. After that, students begin attending Murchison Middle School, rated A-minus, and then Anderson High School, which is A-rated and ranks among the top 100 schools in Texas for college prep. Among other distinctions, both Murchison and Anderson are the only public schools in Austin to offer International Baccalaureate programs. However, some parents prefer to send their children to Hyde Park Schools, an A-plus-rated Baptist K through 12 private school with an expansive campus in the neighborhood.

Cheering on the Blue Wave swim team
Through the Balcones Woods Neighborhood Association, residents can mingle with their community at recurring holiday celebrations like Christmas parties, a Fourth of July Parade and an annual Easter Egg Hunt. The subdivision's "Blue Wave" swim team is also a popular way for residents to catch up, conversing in between races at meets throughout the year. For those outside of Balcones Woods, there are plenty of other options for socializing. Some locals spend their Tuesday nights doing meetups for North Austin Social Bicycling at Balcones Community Park.

Bus stops, trails and major roadways
Although the neighborhood is close to multiple highways, the commercial activity that surrounds them causes congestion throughout the day. Traffic slowdowns are a daily occurrence, especially during peak commuting hours. But residents are not constricted to using cars to get around. The outermost roads of Quarry have CapMetro bus stops, and a bike lane on Santa Cruz Drive can be used to reach hiking trails and bike paths that branch off from Duval Road and its parks.
Things to consider
Aside from a small 100-year flood zone along Calle Verde Drive, the main factor of Quarry's environment is noise. Because it sits between two major highways, which are themselves bordered by busy shopping districts, noise pollution can be constant. Noise is also heightened by an Amtrak train line that runs through the neighborhood, although the number of trains that pass through every week remains fairly low.
