What it's like living on Skyview's quiet, low-traffic streets
Skyview is a small neighborhood in north central Austin. It's small enough that people usually lump it in with Highland, but this residential pocket has its own midcentury charm. Classic homes and mature trees line quiet streets, most of which don't connect to major roads, so there's little through traffic. Highly rated schools in the Austin Independent School District are a draw for families, and the Highland Campus of Austin Community College is just minutes away. And while you'll have plenty of peace and quiet in Skyview, you're still close to major highways and just 6 miles from downtown Austin.

Midcentury bungalows and cottages with updated interiors
Skyview is a small neighborhood of bungalows and cottages built in the early 1950s. Most homes sit side by side on quiet streets with small, fenced-in backyards and patios. Some have been painted vibrant blues, yellows and greens. Skyview holds onto its midcentury charm in a way that nearby neighborhoods like Crestview and Brentwood don't, since those areas are seeing more new construction. "The homes here get renovated on the inside, but you don't find a lot of new homes being built on older lots," says Ryan Gomillion, an Austin real estate agent with Copeland Property Group at eXp Realty. Prices typically range from the high $400,000s to the mid-$600,000s, though inventory is limited due to its being such a small neighborhood.

Skyview's public and private schools earn high ratings
Highly rated public schools are a major perk here. Reilly Elementary School has a B-plus rating from Niche and is right in the neighborhood, so some students can walk to school. Lamar Middle School is rated A-minus by Niche, and McCallum High School earns an A. The high school is known for its competitive, admissions-based Fine Arts Academy. For private schools, Griffin School is an A-plus-rated high school in nearby North Loop.
Skyview residents have easy access to U.S. Route 290 and Interstate 35.
Transportation and commuting from Skyview
Busy streets like Koenig Lane and Airport Boulevard surround Skyview, so while the neighborhood is somewhat pedestrian- and bike-friendly, driving is generally safer. Koenig Lane connects to U.S. Route 290, Interstate 35 and the MoPac Expressway. You're roughly a 3-mile drive from the University of Texas campus and 14 miles from Austin-Bergstrom International Airport. Several CapMetro bus routes run nearby, and Highland Station offers access to the Capital MetroRail Red Line for trips to downtown Austin and the northwestern suburbs.
Where residents go to shop, eat and get groceries
Thanks to ACC Highland, Airport Boulevard is becoming a shopping and dining destination. “The area has been developing because of the community college. It’s really grown around it,” Gomillion says. Nearby North Loop has a walkable strip with vintage shops like Blue Velvet and Breakaway Records, plus local favorites such as Home Slice Pizza, Foreign & Domestic, and DrinkWell. Additionally, you’re a short drive from shopping centers like:
The Linc, which has a movie theater and restaurants like Vivo
The Crescent, with 99 Ranch Market and a revolving sushi bar at Kura
Capital Plaza, for trips to Target and fast-casual chains like Wingstop
Allandale Village, where you can get groceries at H-E-B
Mueller Regional Retail Center, with Home Depot, Marshalls and more
When it comes to restaurants, you’ll find some of Austin’s staples along Airport and North Lamar boulevards. On a typical weekend, you might head out for:
Coffee and open-mic nights at Kick Butt Coffee
Texas barbecue at Stiles Switch BBQ & Brew
Mediterranean food at Arpeggio Grill
Burgers and latkes at JewBoy Burgers
Drinks at the Brewtorium Brewery & Kitchen
Family friendly parks in Skyview, with more green spaces nearby
Reilly Elementary School Park is open to the public after school and on the weekends. It has a playground, a basketball court and a grassy field with plenty of room to play. If you want to get outside during school hours, Mustang Button Park has a playground, picnic benches and horse-themed sculptures for kids to climb on. Off Skyview Road, a pedestrian bridge over Waller Creek leads to a small pocket park with picnic benches. Bigger green spaces, including Mueller Lake Park and Bartholomew District Park, are a short drive away.
From neighborhood events to the Blue Genie Art Bazaar
If you're looking for a neighborhood where you'll know your neighbors, Skyview might be a good fit. The small community comes together for events hosted by the Skyview Neighborhood Association, like a spring block party and a Halloween pet parade. On Airport Boulevard, the Blue Genie Art Bazaar highlights local artists at its May Market and seasonal holiday market.
